Financial Management & Reporting:
- Prepare and analyze monthly, quarterly, and annual financial statements, ensuring timely and accurate reporting.
- Monitor financial performance and provide insights on variances, recommending corrective actions as needed.
- Develop and manage budgets for each property, tracking expenses and ensuring financial targets are met.
Accounts Payable and Receivable:
- Oversee accounts payable and receivable processes, ensuring timely billing, collections, and payments.
- Reconcile tenant accounts and manage resident billing issues, coordinating closely with the account management and operations teams.
- Ensure accurate invoicing and payment processing for vendor contracts, utility bills, and other property-related expenses.
Cash Flow and Forecasting:
- Manage cash flow, ensuring sufficient funds are available for operational and capital needs.
- Prepare cash flow forecasts to support property management and strategic planning.
- Monitor rent rolls, occupancy rates, and other key financial metrics, providing insights into financial trends.
Compliance & Internal Controls:
- Ensure compliance with accounting standards, tax regulations, and property management laws.
- Develop and maintain internal controls to safeguard company assets and ensure the accuracy of financial records.
- Collaborate with external auditors and tax advisors, managing annual audits and tax filings.
Budgeting & Financial Analysis:
- Lead the budgeting process, working closely with department heads to develop annual budgets and financial projections.
- Conduct financial analysis and modeling to support decision-making on property improvements, new investments, and other business initiatives.
- Track and report on financial KPIs relevant to the co-living industry, including occupancy rates, resident retention, and operational costs.
Team Leadership and Development:
- Manage and mentor accounting team members, providing guidance and support for their professional development.
- Oversee training programs to improve team efficiency and compliance with financial procedures.
- Foster a collaborative environment, working closely with property management, operations, and other teams.
