• Bachelor's Degree in Accounting, Finance, or a related discipline.

• Minimum 5 years of relevant accounting and finance experience, preferably in property development, construction, or project-based industries.

• Strong knowledge of Malaysian Financial Reporting Standards (MFRS), Companies Act, taxation, and statutory compliance requirements.

• Experience in full-set accounts, financial reporting, budgeting, cash flow forecasting, and management reporting.

• Familiarity with project accounting, including progress billings, progress claims, retention sums, variation orders (VOs), and project cost tracking.

• Experience liaising with Project Management Consultants (PMC), Quantity Surveyors (QS), auditors, tax agents, and external stakeholders.

• Proficient in accounting software and Microsoft Office applications, particularly Excel.

• Strong analytical, problem-solving, and financial analysis skills.

• Ability to prepare accurate financial reports and meet tight reporting deadlines.

• Good communication and interpersonal skills with the ability to coordinate across multiple departments and project teams.

• Detail-oriented, organized, and capable of handling multiple assignments simultaneously.

• Experience in system implementation, process improvement, or digitalization initiatives will be an added advantage.

• Ability to work independently with minimal supervision and maintain a high level of integrity and confidentiality.

PREFERRED EXPERIENCE

• Property development or construction industry experience.

• Experience managing project cash flows, loan drawdowns, and development project finances.

• Experience in group consolidation and intercompany reconciliations.

• Familiarity with preparing reports for PMC and project stakeholders.

Financial & Management Reporting

• Prepare timely and accurate monthly, quarterly, and annual financial statements.

• Prepare and analyze management reports, including project profitability, cost variance analysis, and budget utilization.

• Compile and submit PMC reports such as project cost status, expenditure tracking, and progress claim summaries according to required formats and timelines.

• Support consolidation and intercompany reconciliation within the group.

• Assist in the preparation of annual budgets, cash flow forecasts, and financial performance reviews.

Project Accounting

• Maintain detailed project accounting records including progress billings, retention sums, and project cost allocations.

• Monitor project budgets, verify supporting documents for progress claims, and ensure costs are captured correctly.

• Liaise closely with PMC, Quantity Surveyors, and Project Teams on financial matters related to development works, claims, and variation orders (VOs).

• Prepare project cash flow reports and monitor loan drawdowns for financing activities.

• Ensure proper documentation for claims, payments, and revenue recognition in accordance with company policy and accounting standards.

Accounts Payable & Receivable

• Review supplier invoices, staff claims, and subcontractor payments for accuracy and completeness.

• Process and verify payments in accordance with approval limits and company procedures.

• Monitor collections, prepare aging analysis, and follow up on outstanding balances.

• Maintain accurate and updated creditor and debtor listings.

Taxation, Audit & Statutory Compliance

• Liaise with external auditors, tax agents, and company secretaries on audit, tax, and compliance matters.

• Prepare tax computation, supporting schedules, and relevant documentation for submission.

• Ensure compliance with MFRS, Companies Act, and all applicable statutory requirements.
