We are seeking an experienced and results-driven Senior Project Manager to lead the successful delivery of large-scale hospital and healthcare construction projects. This role is ideal for a seasoned construction professional with extensive experience managing complex healthcare developments from planning through commissioning and handover.
As the Project Manager, you will oversee all aspects of project execution, ensuring projects are delivered safely, on schedule, within budget, and in compliance with healthcare industry standards and regulatory requirements.
Key Responsibilities
Project Planning & Initiation
- Lead project planning activities, including scope definition, budgeting, scheduling, and resource allocation.
- Develop comprehensive project execution plans, work breakdown structures (WBS), project timelines, and deliverables.
- Coordinate with architects, consultants, engineers, and key stakeholders to finalize designs and technical specifications.
- Ensure compliance with Malaysian building regulations, healthcare standards, and authority requirements, including CCC, BOMBA, DOSH, and MOH guidelines.
Project Execution & Coordination
- Manage day-to-day construction activities on-site.
- Coordinate contractors, subcontractors, suppliers, consultants, and project teams.
- Ensure works are executed according to approved drawings, specifications, and construction methodologies.
- Monitor procurement activities for materials, equipment, and services.
Cost Management & Budget Control
- Develop and manage project budgets and cash flow forecasts.
- Monitor project expenditures and implement cost control measures.
- Evaluate variation orders, contractor claims, and progress payments.
- Collaborate with Quantity Surveyors to ensure accurate cost reporting and forecasting.
Schedule Management
- Ensure the master construction schedule is maintained and regularly updated.
- Track project progress and identify potential delays, risks, and constraints.
- Implement recovery plans and mitigation strategies to achieve project milestones and completion targets.
Quality Assurance & Compliance
- Ensure all construction works meet required quality standards and healthcare-specific requirements.
- Implement and enforce QA/QC procedures, inspection plans, and quality management systems.
- Ensure compliance with Malaysian Standards (MS), CIDB requirements, and hospital design standards.
Stakeholder Management
- Serve as the primary point of contact for clients, consultants, authorities, and project stakeholders.
- Liaise with government agencies and local authorities for approvals, inspections, and regulatory compliance.
- Prepare and present regular project reports and updates to senior management.
- Manage client expectations and resolve project-related issues effectively.
Risk Management
- Identify project risks and develop effective mitigation strategies.
- Manage contractual, operational, financial, and project delivery risks.
- Maintain comprehensive project documentation and records.
Testing, Commissioning & Handover
- Oversee testing and commissioning activities for hospital systems, including M&E systems, HVAC, medical gas systems, and clean rooms.
- Ensure all systems meet operational and healthcare performance requirements.
- Manage defect rectification and final project handover.
- Ensure complete project documentation, including as-built drawings, O&M manuals, warranties, and compliance certificates.
Health, Safety, Environment & Quality (HSEQ)
- Support the achievement of HSEQ objectives and company business goals.
- Ensure compliance with HSEQ policies, procedures, and management systems.
- Promote a strong safety culture across all project activities.
RequirementsQualifications
- Bachelor's Degree in Civil Engineering, Construction Management, Project Management, or a related discipline.
Experience
- Minimum 10 years of experience managing hospital, healthcare, or large-scale institutional construction projects.
- Proven track record in delivering projects from inception through commissioning and handover.
Skills & Competencies
- Strong project planning, administration, coordination, and documentation skills.
- In-depth knowledge of hospital construction requirements and healthcare facility systems.
- Excellent leadership, stakeholder management, and communication skills.
- Strong time management and problem-solving abilities.
- Proficient in Microsoft Project and Primavera P6.
- Fluent in both English and Bahasa Malaysia (written and spoken).
Pay: RM12,000.00 - RM15,000.00 per month
