Responsibilities

Land & Project Acquisition (Technical Evaluation)

• Support and lead acquisition of land or projects through, including technical and development input during structuring stages.
• Evaluate site constraints, including topography, soil conditions, infrastructure availability, access, and utility capacity.
• Assess development feasibility from technical, engineering, and constructability perspectives.
• Review and validate preliminary layouts, master plans, and development concepts for optimisation and compliance.
• Provide technical input on JV structuring, including development scope, phasing strategy, and execution timelines.

Construction Methodology & Cost Optimisation

• Drive adoption of innovative construction systems such as IBS (Industrialised Building System), precast, modular construction, and off-site fabrication.
• Conduct technical feasibility studies comparing conventional vs alternative construction methods.
• Analyse cost-benefit, buildability, construction timelines, and resource optimisation for various construction approaches.
• Work closely with consultants and contractors to develop value engineering (VE) solutions to optimise cost, time, and quality.

Expansion into New Territories (Technical Assessment)

• Conduct technical feasibility studies for expansion into new states/regions, including infrastructure readiness and development constraints.
• Analyse planning parameters, zoning requirements, density controls, and engineering limitations.
• Develop technical execution strategies, including phasing, infrastructure development, and construction sequencing.

Project Planning, Submission & Authority Approvals

• Lead technical coordination for planning submissions and Building Plan approvals.
• Ensure all designs comply with engineering standards, statutory requirements, and authority guidelines.
• Review and coordinate consultant drawings (civil, structural, architectural, M&E) prior to submission.
• Monitor approval timelines and resolve technical submission issues proactively.

Cross-Functional Technical Leadership

• Act as the technical lead and coordination point across Business Development, Project, Design, and Construction teams.
• Manage relationships with JV partners, consultants, contractors, and authorities on technical matters.
• Provide technical guidance and mentorship to project teams to ensure best practices in engineering and development execution.

Qualifications

Relevant educational background in real estate, finance, or a related field.

Required Skills

• Proficiency in financial modeling and analysis.
• Experience in project management and stakeholder coordination.
