The Group CEO will be responsible for setting and executing the overall strategic direction of the property development group, driving sustainable growth, profitability, and shareholder value. This role places a strong emphasis on financial stewardship, capital allocation, and balance sheet optimisation alongside operational excellence across the property lifecycle.
Key Responsibilities
1. Strategic Leadership
- Define and execute the Group’s long-term strategy across development, investment, and asset management.
- Identify growth opportunities including landbank expansion, joint ventures, and new market entry.
- Align business units (residential, commercial, industrial, mixed-use) under a cohesive strategic framework.
2. Financial Leadership & Capital Management (Core Focus)
- Drive overall financial performance including revenue growth, margins, and return on invested capital (ROIC).
- Lead capital allocation decisions across projects, ensuring optimal deployment of funds.
- Oversee funding strategy including debt structuring, refinancing, and capital raising (equity/debt markets).
- Maintain strong relationships with banks, investors, and capital partners.
- Ensure robust cash flow management, cost control, and project-level financial discipline.
- Lead feasibility studies, IRR modelling, and investment committee approvals.
3. Development & Operations Oversight
- Oversee end-to-end property development lifecycle: land acquisition, planning, design, construction, sales, and handover.
- Ensure projects are delivered on time, within budget, and to quality standards.
- Drive operational efficiencies across construction, procurement, and project management.
4. Governance & Risk Management
- Establish strong governance frameworks across the Group.
- Manage enterprise risks including market cycles, regulatory compliance, and project execution risks.
- Work closely with the Board on reporting, strategy alignment, and key decision-making.
5. Commercial & Sales Performance
- Oversee sales and marketing strategy to drive take-up rates and revenue.
- Ensure product-market fit across developments.
- Monitor market trends and adjust pricing, positioning, and product mix accordingly.
6. Stakeholder Management
- Act as the primary interface with Board members, shareholders, investors, regulators, and key partners.
- Build strategic partnerships (JV partners, landowners, institutional investors).
- Represent the Group externally to enhance brand positioning and credibility.
7. Leadership & Talent Development
- Build and lead a high-performing executive team across finance, development, and commercial functions.
- Drive a performance-oriented culture with strong accountability and execution focus.
Requirements
Key Requirements - Proven track record as CEO / Deputy CEO / MD / Group CFO within a property developer.
- Strong financial background (ideally prior experience in investment, corporate finance, or as CFO).
Demonstrated experience in:
- Large-scale property development projects
- Capital raising and financial structuring
- Managing P&L at group level
- Strong understanding of property cycles, land valuation, and development economics.
- Experience working with Boards and institutional investors.
- High commercial acumen with the ability to balance growth and financial discipline.
