Full Time Project Director (Property Developer) Jobs, in TIMESCONSULT Federal Territory - Maukerja

Key Roles and Responsibilities:

1. Strategic Planning & Leadership

• Define overall project vision, objectives, and development strategies.
• Lead master planning for large-scale developments (residential, commercial, mixed-use, industrial & renovation works).
• Oversee feasibility studies, and good gross profit (G.P).
• Align project pipeline with corporate goals and management’s expectations.

2. Project Development, Project Goals & Delivery

• Manage the end-to-end development cycle: land acquisition → design → approvals → construction → handover → setup JMB.
• Coordinate with architects, engineers, consultants, contractors, and local authorities.
• Ensure projects are delivered on time, within budget, and according to quality standards.
• Oversee design reviews with consultants, tender processes, and contract negotiations.

3. Financial & Commercial Management

• Prepare and monitor project budgets for finance cash flow projection and collection of stage payments, payments to consultants and contractors.
• Conduct financial modelling and investment appraisals.
• Support sales & marketing, sales admin & finance for the development.
• Ensure value engineering is applied to optimize costs without compromising quality including outlining estimated costs, good total construction cost (T.C.C), professional fees, contingencies & authorities fees.

4. Regulatory & Compliance Oversight

• Secure planning approvals and related permits from government authorities.
• Ensure full compliance with building codes, environmental laws, and safety regulations.
• Manage project risks and safety compliance.

5. Risk Management

• Identify project risks (financial, legal, technical, and operational).
• Implement mitigation strategies and contingency planning.
• Oversee dispute resolution with contractors/consultants if needed.

6. Team Leadership & Talent Development

• Lead, mentor, and manage project managers, consultants, and other related professionals.
• Drive performance culture within the project teams.
• Ensure knowledge transfer and succession planning for future leaders.

7. Project Execution:

• Manage project execution and monitor project progress.
• Preparation of timeline.
• Tender calling & interview & commercial negotiation.
• Setup of JMB after within a year.
• Finalist VOS & final account
