Job Summary
The Facilities Operation Lead is accountable for the safe, compliant, and efficient operation of building facilities system and infrastructure in building or any other building assigned in the future. This role leads a team of technicians and manages vendors to deliver reliable facility operations (e.g., HVAC, electrical, fire & life safety, plumbing, controls), sustain compliance with EHS and quality standards, optimize energy and maintenance costs, and support projects, shutdowns, and system upgrade activities with nil / minimal disruption to business operations.
Key Responsibilities
- Own day-to-day operations of facilities systems—HVAC/Chillers, Power Distribution (LV/MV), Emergency Power/UPS/Gen-sets, BMS/Controls, Fire & Life Safety (FA, PA, sprinklers, hydrants), Plumbing & Drainage, Water Systems, and Elevators—in close partnership with the KM1/2 team.
- Work closely with the client and key stakeholders to understand requirements, manage expectations, address concerns, and ensure timely communication on all operational matters.
- Ensure execution of preventive, predictive, and corrective maintenance in accordance with OEM and industry standards and CMMS schedules; maintain accurate work orders, asset registers, and maintenance documentation.
- Lead root cause analysis (RCA) and implement corrective and preventive actions (CAPA) for equipment failures, incidents, and recurring defects.
- Maintain statutory logs, safety permits, O&M manuals, as-built drawings, and critical spares inventory.
- Enforce EHS policies and protocols—including Permit-to-Work (PTW), Lockout/Tagout (LOTO), Confined Space, Working at Height, and Hot Work.
- Maintain audit readiness and support internal and external audits (e.g., ISO 9001/14001/45001, RBA, FM standards).
- Drive risk assessments (JHA, BAR, SIPP as applicable), emergency response readiness, and business continuity for critical systems.
- Lead, coach, and schedule the team of technicians; develop competencies in technical skills, safety, and customer service.
- Set clear goals, provide performance feedback, and drive accountability for safety, quality, and operational delivery.
- Foster a culture of zero incidents, continuous improvement, and strong customer focus.
- Manage vendors supporting O&M, specialized services, and projects; define scope, supervise site works, verify service delivery, and validate invoices.
- Ensure SLA/KPI adherence, timely closure of non-conformities, and escalation of performance gaps where needed.
- Conduct regular toolbox talks, service reviews, and approvals of method statements and risk assessments.
- Develop and execute lifecycle plans, refurbishment strategies, and obsolescence mitigation for critical assets.
- Lead and support minor works, shutdowns, and Testing & Commissioning (T&C); review designs, method statements, shop drawings, and O&M documentation.
- Coordinate with stakeholders to plan outages, lock-ins, and return-to-service activities with minimal business impact.
