About the Role

Prolific Builders is seeking a motivated and detail-oriented Site Quantity Surveyor to join our growing renovation and construction team. The successful candidate will be responsible for managing project costing from tender through project completion, ensuring cost efficiency while maintaining quality and profitability.

This role requires someone who is comfortable working both in the office and on-site, liaising closely with interior designers, subcontractors, suppliers, and the project management team.

Key Responsibilities

Tendering & Cost Estimation

• Prepare detailed, accurate, and competitive quotations for renovation and construction projects.
• Attend site visits with interior designers, architects, consultants and clients where required.
• Interpret drawings, specifications and design intent to prepare comprehensive line-item quotations.
• Source quotations from suppliers and subcontractors for comparison.
• Participate in tender submissions, pricing strategies and contract negotiations.
• Assist management in identifying opportunities to improve tender success rates while maintaining healthy profit margins.

Client & Designer Coordination

• Liaise closely with interior designers and consultants throughout the quotation stage.
• Respond promptly to requests for quotations and pricing revisions.
• Clarify project scope and recommend value engineering solutions where appropriate.
• Maintain good working relationships with designers and repeat clients.

Site Measurement & Progress Valuation

• Conduct regular site visits to verify work progress.
• Measure completed works for interim and final valuations.
• Verify that completed works comply with approved drawings and project specifications.
• Identify variations and ensure they are properly documented and priced.

Subcontractor Management

• Evaluate completed subcontractor works against contractual scope.
• Measure quantities completed on site.
• Verify subcontractor claims and endorse payment recommendations.
• Negotiate subcontractor rates where necessary.
• Monitor subcontractor cost performance against budget.
• Resolve discrepancies between claimed and actual completed works.

Cost Control

• Track project costs against budget throughout project execution.
• Prepare cost reports for management.
• Identify potential cost overruns early and recommend corrective actions.
• Monitor material usage and wastage.
• Assist project managers in maintaining project profitability.

Variation Orders & Claims

• Prepare and price variation orders.
• Assess client variation requests.
• Negotiate variation pricing with clients, consultants and subcontractors.
• Maintain proper records supporting all additional works.
• Prepare final accounts upon project completion.

Procurement

• Assist in sourcing and evaluating suppliers and subcontractors.
• Compare quotations based on cost, quality and delivery capability.
• Recommend cost-effective procurement solutions.
• Monitor material lead times to support project schedules.

Documentation

• Maintain accurate cost records and project documentation.
• Prepare Bills of Quantities (BQ) where required.
• Maintain updated cost databases for future tendering.
• Ensure proper filing of quotations, contracts, variation orders and payment records.

Commercial Support

• Work closely with the Project Manager to maximise project profitability.
• Review contracts for commercial risks.
• Highlight contractual obligations affecting cost.
• Support negotiations with clients and subcontractors.

Requirements

• Diploma or Degree in Quantity Surveying, Building, Construction Management or related discipline.
• Minimum 2–5 years of experience in quantity surveying, preferably in renovation, interior fit-out or A&A projects.
• Good understanding of local construction practices and renovation works.
• Ability to read architectural, structural and M&E drawings.
• Strong knowledge of renovation materials and construction methods.
• Familiarity with Microsoft Excel and quantity take-off software.
• Strong analytical and negotiation skills.
• Excellent communication and interpersonal abilities.
• Able to work independently while managing multiple projects.

• Residential renovation
• Landed house projects
• Commercial fit-out
• Office renovations
• Restaurant/F&B projects
• HDB and condominium renovations
• Interior fit-out works
