About The Job

As a Project Manager, you will take end-to-end operational and commercial ownership of assigned property development projects. Operating from early planning through to vacant possession, you will lead cross-functional consultant teams, direct site execution, manage project financials, and drive milestone delivery while upholding strict quality and safety standards.

Key Responsibilities

  • Full-Lifecycle Project Management: Drive project schedules, master budgets, cash flow projections, and resources across all execution phases—from site acquisition/pre-development to construction and final delivery.
  • Consultant & Design Leadership: Appoint and direct multidisciplinary consultant teams (architects, civil/structural engineers, M&E, QS) to ensure optimized design, statutory compliance, and cost efficiency.
  • Statutory Approvals & Authority Liaison: Lead negotiations and expedite submissions with local municipal councils, land offices, and utility providers to secure timely planning permissions, building plan approvals, and Certificate of Completion and Compliance (CCC).
  • Construction & Site Oversight: Direct main contractors and project execution teams on-site, resolving complex technical bottlenecks, auditing QA/QC, and managing contract variation orders (VOs).
  • Cross-Departmental Alignment: Collaborate closely with internal sales, marketing, procurement, legal, and finance teams to support project positioning, launch readiness, and smooth Vacant Possession (VP) handovers.

Skills Or Qualifications Needed

  • Bachelor’s Degree in Civil Engineering.
  • Minimum 7 years of progressive project management experience within property developers.
  • Proven track record of managing high-rise residential, mixed-use commercial, or transit-oriented developments (TOD) from inception to completion.
  • In-depth mastery of local authority processes, Uniform Building By-Laws (UBBL), standard contract forms (e.g., PAM/FIDIC), and construction financial management.
