Job Purpose
- To support integrated development planning and commercial decision-making through market research, pricing analysis, sales planning and development analytics across the property development lifecycle.
- The role is responsible for analysing market and project data, developing pricing, supporting new land assessments and development planning, and coordinating pre-launch activities & sustenance for international projects. The role also supports the preparation of management papers and presentations, providing timely and data-driven insights to facilitate effective business and investment decisions.
Job Responsibilities
Market Intelligence, Pricing & Analytics
- Support the development and maintaining of pricing benchmarks, standardised pricing frameworks, and premium structures for new launches and development projects.
- Review product briefs, site characteristics, target market profiles, product positioning, and development considerations to support pricing recommendations.
- Conduct market benchmarking and pricing analysis using comparable developments, recent transactions, and competitor intelligence to assess market competitiveness and support pricing decisions.
- Prepare and validate recommended selling prices, premium structures, pricing strategies, comparison analyses, and supporting materials for management review and approval.
- Consolidate, analyse, and monitor pricing assumptions, sales performance, market response, and competitor pricing, highlighting key insights, gaps, variances, and opportunities for pricing optimisation.
- Prepare management papers, reports, and presentations related to pricing, market benchmarking, business cases, and strategic recommendations.
- Provide pricing-related support and analysis to Product developments, Marketing & Sales teams throughout the project planning, development, and launch lifecycle.
- Maintain and update pricing databases, market intelligence, and relevant information repositories to support data-driven decision-making.
- Support the planning, forecasting, monitoring, and optimisation of Advertising & Promotion (A&P) budgets, ensuring effective allocation of marketing investments in line with project launches, sales targets, and business priorities.
- Review and consolidate A&P budget requirements, forecasts, utilisation reports, and expenditure analyses, identifying variances and recommending budget optimisation where necessary.
- Collaborate with township teams to ensure marketing initiatives and A&P expenditures are aligned with project objectives, launch strategies, and sales performance targets.
- Prepare A&P-related reports, forecasts, and management updates to support budget governance and decision-making.
International Project Marketing & Sales
- Support the preparation of management papers, business cases, approval proposals, presentations, and related documentation for project approvals and governance forums (e.g., Management, MYR, BOD).
- Consolidate, analyse, and present project information, including pricing, product details, market intelligence, sales performance, commercial assessments, and project progress to support decision-making and management reporting.
- Conduct market research, benchmarking, and ad-hoc analysis to support project evaluations, strategic recommendations, and international business initiatives.
- Coordinate with internal stakeholders, overseas project teams, consultants, and relevant functions to gather information, validate assumptions, and ensure timely and accurate project submissions and deliverables.
- Monitor project progress, key milestones, and action items, following up with relevant stakeholders to ensure effective execution and completion of project requirements.
- Facilitate communication and alignment between Malaysia-based stakeholders and overseas project teams on project updates, business priorities, and operational matters.
- Provide analytical, administrative, and operational support on matters relating to pricing, sales performance, market trends, project updates, and management requirements.
- Support the planning, coordination, and execution of project launches, sales initiatives, customer engagement activities, promotional events, roadshows, and other Malaysia-based activation programmes for international projects.
- Plan and execute integrated marketing campaigns and collateral development across relevant channels, including ATL, BTL, digital, social media, OOH advertising, and promotional activities.
- Coordinate marketing launch readiness activities, including regulatory submissions, marketing materials, sales kits, scale models, sales briefings, and pre- and post-launch initiatives to support business objectives.
- Support the development and execution of sustenance marketing strategies to drive sales performance and achieve financial and profit targets for assigned projects.
New Land Assessment & Acquisition Support
- Conduct market research and competitive analysis to assess the commercial potential of new land opportunities.
- Analyse surrounding developments, market pricing, product offerings, market demand, buyer profiles and competitive positioning.
- Support the assessment of potential product mix, indicative pricing, sales potential and market absorption for new land opportunities.
- Prepare market intelligence and commercial inputs for land acquisition proposals, feasibility studies and management papers.
- Identify key market opportunities, risks and competitive factors that may impact the future development potential of a site.
- Support scenario and sensitivity analysis on key assumptions such as pricing, product mix, sales rate and market absorption.
- Provide relevant market insights and recommendations to support management's assessment of new investment opportunities.
Overall
- Collaborate with managers in preparing budgets and monitoring expenses
- Work closely with Manager to prepare ad hoc proposal paper, presentation, RFA’s for management approval as and when required.
- Ensure proper execution of related administration procedure and paperwork’s within the stipulated time frame i.e. RFP, RFA, LOA & Invoices.
Education/ Professional Qualification
Degree in Business Studies / Marketing / Real estate Management/ Accounting or relevant discipline
Professional Experience
4 – 5 years of relevant working experience in Property Industry
