Responsibilities

Candidate Profile

A Commercial Manager shall demonstrate direct experience of different project values contracts forms
and procurement routes. Strong leadership skills are required, including being able to manage a QS team for
the lifecycle of a project and interface with the project team. Responsible for ensuring that the commercial strategy is achieved; including all risks, liabilities, etc of contractual agreements identified by the Commercial
Director being understood/administered. This person is also likely to be either MCIOB or MRICS, with experience ideally covering fitting out and construction sectors.

Job Purpose

The Commercial Manager supports the Commercial Director or Project Director in managing all commercial matters for a given project or number of projects.

Key Responsibilities

Take the lead financial role on projects allocated and deliver in accordance with commercial strategy.

Procure projects in line with best practice guidance notes and in line with procurement
schedule.

To ensure best practice and continuous improvement in financial processes.

To provide high quality management information to Commercial Director and support
monitoring and advice to QS staff throughout projects responsible

Accurate and timely project financial management

Ensure change management is effectively managed, inclusive of the valuation of variations, quoting Request
for Proposal (RFP)’s, issuing the respective notices, up and downstream, all within the timelines of the main contract.

Monitoring project cash flow against the forecast, with view to ensuring the project is
always cash positive.

Ensure cash is managed effectively including preparing monthly payment applications, negotiating acceptable payment cert and collecting the cash on time, as well as minimising what is paid out

Hold regular financial review for allocated projects with project team to review commercial performance, identify potential issues or problems and collaborate to deliver solutions and ensure commercial strategy is adhered

Effectively manage QS teams on allocated projects.

Ensure that the outcomes of sharing approach and lessons learnt are shared with relevant colleagues, when appropriate

Advise HOD on specific training needs for Quantity Surveyors

Provide financial input to proposals

Ensure records are maintained on all projects including all salient letters are issued

Prepare EOT & loss/expense claims where required

Attend Project Meetings i.e. Internal Review, Client Consultant Meeting, and Trade Contractors Site Meetings, ¾ Completion Meeting.
