KiN is a boutique hospitality brand based in Vietnam, offering thoughtfully designed hotels and serviced living spaces in Ho Chi Minh City. Rooted in the idea of "warmth of kinship," KiN creates stays that combine design, comfort, and genuine hospitality.

As part of its next phase of growth, KiN is entering the Malaysia market with the development and management of a 5-star hotel located in the Petronas Twin Towers precinct, moving into larger-scale, full-service luxury hospitality. The company is building out its local team to support this next phase of development and operations in the region.

Job Overview

The Site Manager is KiN's representative on site for the construction and fit-out of the hotel, from works in progress through to handover and the defects liability period. The role covers supervision of the main contractor and consultants, programme and quality control, site safety, and the certification required before the hotel can open. This is a site-based appointment for the duration of the project.


Key Responsibilities:

Site Supervision & Programme

  • Represent the company on site as its site representative.
  • Supervise the main contractor and subcontractors on site daily.
  • Monitor progress against the construction programme.
  • Coordinate with the consultants.
  • Maintain the site diary, labour and inventory records.
  • Prepare weekly and monthly progress reports for management.


Quality, Fit-Out & Commissioning

  • Inspect completed works against drawings and specifications.
  • Coordinate the interior fit-out and FF&E installation.
  • Witness testing and commissioning of mechanical and electrical systems.
  • Issue non-conformance reports and track rectification.


Site Safety & Statutory Requirements

  • Enforce site safety rules and use of personal protective equipment on site.
  • Verify the main contractor's site safety appointments and records.
  • Conduct site safety walkabouts and record the findings.
  • Report and investigate site incidents.


Handover & Opening Readiness

  • Prepare and close out the defects and snag lists.
  • Coordinate with the authority for inspections.
  • Compile the operation and maintenance manuals, warranties and as-built records.
  • Hand over completed areas to the hotel operations team.
  • Manage rectification works during the defects liability period.
  • Any other duties as assigned.


Requirements:

  • Minimum 5 years of site management experience in building construction.
  • Experience delivering a hotel, serviced residence or high-rise development to completion.
  • Experience in interior fit-out and FF&E installation.
  • Experience managing main contractors and consultants on the client side.
  • Degree or Diploma in Civil Engineering, Building, Construction Management, Architecture or Interior Design or a related field.
  • Working knowledge of Malaysian site safety requirements and the authority approvals. 
  • Able to read and check architectural, structural, mechanical and electrical drawings.
  • Fluent in English and Bahasa Malaysia.
  • Based in or willing to relocate to Kuala Lumpur, and available for full-time site attendance.
