Key Responsibilities
1. Tenant Acquisition & Business Development
- Identify, approach and secure suitable retail, F&B, service and lifestyle brands.
- Build and maintain a pipeline of prospective tenants through market research, networking, cold calling and other business development activities.
- Identify new brands and concepts that are suitable for SOGO’s locations and tenant-mix strategy.
2. Leasing & Negotiation
- Handle leasing enquiries and follow up with prospective tenants.
- Assist in negotiating rental, GTO, tenancy period, deposits and other commercial terms within approved parameters.
- Prepare leasing proposals, Letter of Offer and other leasing-related documents.
- Follow through the leasing process from initial discussion, negotiation and approval until documentation is completed.
3. Occupancy & Tenant-Mix Management
- Support occupancy and rental income targets for assigned properties.
- Identify opportunities for new tenants, tenant replacement, relocation, renewal and expansion.
- Monitor vacant and upcoming vacant units and recommend suitable tenants to improve space utilisation and tenant mix.
4. Tenancy & Fit-Out Coordination
- Coordinate with Legal, Finance, Operations, Projects, M&E, Marketing and other relevant departments on tenancy matters.
- Follow up on tenancy documentation, deposits, fit-out requirements, handover and store opening to ensure timely completion.
- Liaise with tenants and internal teams to ensure agreed requirements are properly followed.
5. Reporting & Market Research
- Prepare regular leasing reports, management updates and presentation materials.
- Monitor market trends, competing malls, new brands and retail concepts.
- Conduct site visits and gather relevant market information to support leasing activities.
6. Leasing Administration & Reporting
- Maintain updated tenant databases, leasing pipeline, vacancy status, tenancy expiry and other leasing records.
- Monitor and follow up on outstanding leasing matters and documentation.
- Prepare regular leasing, occupancy, tenant performance and market reports for management.
7. Tenant Relationship & Follow-Up
- Maintain good working relationships with prospective and existing tenants.
- Understand tenant requirements and coordinate with relevant departments to resolve leasing-related matters.
- Ensure timely follow-up and completion of assigned leasing tasks.
Requirements
- Diploma or Degree in Property Management, Real Estate, Business Administration, Marketing, Retail Management or related discipline.
- Minimum 2–3 years of relevant experience in retail leasing, shopping mall, commercial property, business development or related industry.
- Experience in shopping mall/retail leasing is preferred.
- Good understanding of retail brands, tenant mix and the Malaysian retail market.
- Good negotiation, communication, interpersonal and presentation skills.
- Strong business development skills with the ability to proactively approach and secure prospective tenants.
- Good analytical and commercial skills, with the ability to understand rental, GTO, occupancy and tenant performance.
Pay: RM3,500.00 - RM4,500.00 per month
