Responsibilities

Job Summary

The Project Manager manages the full cycle of KyoChon outlet development from site evaluation, renovation planning, design coordination, procurement, to final handover. This role ensures projects are delivered on time, within budget, and in accordance with brand standards.

Key Responsibilities

1. Project Planning & Execution

  • Lead the planning, scheduling, budgeting, and execution of new outlet openings and renovation projects from initiation through completion. Conduct site inspections, feasibility studies, and technical evaluations prior to project commencement.
  • Develop and manage detailed project timelines incorporating construction, IT deployment, marketing launch milestones, and operational readiness. Monitor and oversee all ongoing construction and renovation projects to ensure timely, quality, and compliant completion.

2. Cost Control & Procurement

  • Source and evaluate local construction materials (e.g. tiles, furniture, fittings, equipment) and conduct price benchmarking and negotiation with suppliers and contractors. Prepare, review, and self-check quotation comparisons and actual construction cost analysis against approved budgets.
  • Control project costs and recommend corrective actions for cost variances, including coordination with Finance and HQ where required.

3. Contractor & Stakeholder Management

  • Manage and coordinate contractors, designers, consultants, suppliers, and third parties to ensure smooth project execution. Conduct site meetings, prepare progress reports, and resolve technical, construction, IT, or operational issues promptly.
  • Maintain strong coordination with Operations, Business Development, Finance, Administration, IT, Marketing, and Korean HQ to ensure alignment at all stages of the project

4. Design, Technical & Compliance

  • Review technical drawings, layout plans, M&E designs, and renovation specifications to ensure compliance with KyoChon brand standards, operational needs, and legal requirements.
  • Ensure implementation of specific requirements from Korean HQ, including design standards, materials, equipment specifications, and operational layouts.
  • Coordinate technical requirements that impact IT infrastructure, digital systems, POS setup, network readiness, and security systems.

5. IT Coordination & Readiness (New Outlet Mandatory Scope)

  • Coordinate closely with the IT Department to ensure full IT readiness for every new outlet opening, including: POS systems o Network and internet connectivity o CCTV and security systems o Digital menu boards, kiosks, and HQ-required systems
  • Align construction timelines with IT installation, testing, and commissioning schedules. Ensure all IT systems are fully installed, tested, and operational prior to soft opening and official launch.

6. Marketing & Brand Launch Coordination

  • Coordinate with the Marketing Department to support outlet launch planning, ensuring timelines align with construction completion and operational readiness.
  • Ensure marketing requirements such as store façade, signage, lightboxes, branding elements, and promotional installation are incorporated into project scope and timelines.
  • Support Marketing in ensuring outlet readiness for soft opening, grand opening, media visits, and promotional activities, in compliance with brand guidelines.

7. Regulatory & Administrative Coordination

  • Coordinate closely with the Administration Department on documentation, submissions, and approvals related to: o Bomba o Local councils (DBKL / MBPJ / relevant authorities) o Utilities and service providers.
  • Check, coordinate, and follow up on gas applications and approvals with relevant authorities and vendors.
  • Ensure all permits, approvals, and certifications are obtained prior to opening.

8. Project Handover & Opening Support

  • Ensure project handover is completed with full regulatory compliance, safety clearances, IT readiness, and brand SOP adherence. Coordinate final inspections and defect rectifications prior to handover.
  • Support Operations, IT, and Marketing during opening readiness, soft opening, and post-handover rectification, if required.

Requirements

  • Project Skills Ability to plan and schedule project timelines from site selection to opening. Experience with budget management, cost control, and procurement coordination. Capability to work with contractors, designers, and suppliers. Understanding of technical drawings and compliance with regulatory standards.
  • Soft Skills Strong communication and stakeholder management skills to liaise with internal departments and external partners. Organizational, problem-solving, and leadership capabilities. Ability to work independently and deliver projects on time and within budget
  • Additional/Preferred Experience in F&B or retail store rollout is advantageous. Familiarity with local building and safety regulations and approval processes (e.g., fire safety, permits, utilities)

Job Type: Full-time

Pay: RM5,000.00 - RM7,000.00 per month
