Key Responsibilities
Building Operations & Maintenance
- Assist in the overall management and operation of the building.
- Monitor and ensure all Mechanical & Electrical (M&E), HVAC, fire protection, lift, and other building systems are operating efficiently.
- Coordinate and supervise maintenance works carried out by contractors and service providers.
- Conduct regular inspections of common areas and building facilities to ensure compliance with operational standards.
- Follow up and close maintenance issues and rectify defects within the stipulated timeframe.
Tenant & Client Relations
- Serve as the primary point of contact for tenants regarding operational matters.
- Attend to tenant complaints, feedback, and service requests promptly.
- Coordinate tenant fit-out, renovation, and reinstatement works in accordance with building guidelines.
- Maintain positive working relationships with tenants and clients.
Administration & Compliance
- Ensure compliance with building policies, company procedures, and statutory requirements.
- Assist in preparing monthly operational reports, management reports, and incident reports.
- Maintain accurate records of contracts, licenses, permits, inspections, and maintenance activities.
- Monitor contractors' compliance with safety regulations and site requirements.
Financial & Budget Management
- Assist in preparing annual budgets and monitoring operational expenditures.
- Verify contractor invoices and service reports before submission for payment processing.
- Monitor expenses and ensure services are delivered within the approved budget.
- Support procurement activities and vendor management.
Health, Safety & Emergency Management
- Ensure compliance with occupational safety and health requirements.
- Coordinate emergency response procedures, evacuation drills, and safety training.
- Investigate incidents and prepare reports with recommendations for corrective actions.
- Liaise with relevant authorities on safety and compliance matters when required.
Team Leadership & Supervision
- Supervise Building Executives, Technicians, and support staff assigned to the property.
- Monitor staff attendance, performance, and daily work assignments.
- Provide guidance and training to junior staff members.
- Support the Building Manager in achieving operational objectives and KPIs.
Requirements
Education
- Diploma or Bachelor's Degree in Property Management, Building Management, Facilities Management, Engineering, or a related field.
Experience
- Minimum 3 to 5 years of experience in property management, facilities management, or building operations.
- Experience managing commercial, residential, mixed-development, or retail properties is an advantage.
Pay: RM3,000.00 - RM5,000.00 per month
