The following are the main areas of legal services offered by our firm:-

(a) REAL PROPERTY CONVEYANCING

(i) For conveyancing works, currently, we are panel solicitors for several very well established and reputable developers including IOI Property Berhad, S P Setia Berhad, EcoWorld Property Development Berhad, Encorp Berhad, KSL Holdings Berhad, IJM Land Berhad and a number of other medium and smaller size but very well established developers in the Klang Valley.

 

(ii) We also work closely with many real estate agencies in Selangor/Wilayah Persekutuan and Johor Bahru. These agents refer clients to us regularly and they are the main sources of our sub-sale conveyancing works.

(iii) Works allocated or assigned to our firm by the developers contributed to approximately 70% of our total conveyancing works during the past ten years. Another about 15% was through referrals by the real estate agents. The remaining about 15% percent was from recurring clients, including listed and unlisted companies, businessmen and individuals. 

 

(b) LOAN DOCUMENTATION WORKS

(i) The other major segment of our business is handling of loan and security documentation for property financing by banks or financial institutions. We work very closely with most of the local and foreign banks in Malaysia and we are currently panel solicitors for most of these banks, as detailed in the Banks and Financial Institution Panel  List contained in Section F hereinbelow. Due to the close business relationship between our developers, the banks/financial institutions and our firm, it has become a common and well established prevailing practice that by mutual arrangement between the developers, the banks/financial institutions and our firm, the banks or financial institutions have no hesitation in agreeing and ensuring that most of the loan and security documentation works for financing of purchase of property under new development projects carried out by the developers are assigned or referred to our firm for processing and completion if our firm is the solicitors attending to the related sale and purchase agreements.

 

(ii) Similarly, the above mutual understanding practice also is being used widely by estate agencies who deal with our firm frequently.

 

(iii) There are many very obvious advantages and benefits to all parties participating in the abovementioned mutual understanding packaged services. The main advantage is that it effectively increases the efficiency of the developer’s staff’s sale and credit administration works. It also increases our firm’s work productivity and accuracy by effectively reducing the time and costs of completing each transaction. Above all, it is much more convenient for the customers/clients to deal with one solicitor instead of two or more different solicitors in each transaction.

(c)  CORPORATE WORKS

 

Our firm also handles corporate works involving companies’ merger and acquisition, restructuring, sale and purchase of shares, sale and purchase of businesses or projects, joint venture agreements, privatization agreements, due diligence exercises, consultancy and advisory services relating to corporate taxation, employment and general corporate laws.

(d) COMPANY SECRETARIAL & ADVISORY

 

Our principal partner, Dato’ Teh Kim Teh is a qualified Chartered Secretary with deep knowledge and experience in company laws and regulations. As such, we also provide company secretarial consultation and advisory services, in particular on corporate compliance laws, corporate governance guidelines, directors and other officers duties and responsibilities and other aspects of the company law and meeting procedures.

(e) COMMERCIAL CONTRACTS

 

Our firm handles regularly tenancy or lease agreements, property development joint venture agreements, business or project joint venture agreements, franchise agreements, licensing agreements, agency and distributorship agreements and other commercial contracts and advisory works. 

(f) OTHERS  SERVICES

 

(i) We are also a registered trade mark, patent and industrial design agent. We assist our clients to register trademarks, patents and industrial designs and also provide legal advice on copy rights matters.

 

(ii) Our firm also provides wills writing services. We assist our clients to set up trust settlements too. We also follow up by helping our clients to apply for probates or letters of administration relating estates of our clients or their relatives and to complete the subsequent transmission or disposal of the assets under their estates.

 

LEGAL COOPERATION WITH CHINA AND ASEAN

 

(i) In December 2014, our firm signed a Framework Agreement of Legal Practice Cooperation with the China-ASEAN Legal Research Centre (a legal research division established under the China Law Society) based in Chongqing, China. Our firm is the FIRST law firm in Malaysia which signed the Framework Agreement with the China-ASEAN Legal Research Centre. Under the Framework Agreement, our firm and the China-ASEAN Legal Research Centre shall share legal information / knowledge between Malaysia and China. Our firm shall be the training and research base in Malaysia to provide internship opportunities for students from China. We believe that such legal cooperation is vital for our firm’s expansion of legal services to China and ASEAN countries and vice versa.

 

(ii) Our firm is also a signatory to the “Project on Strategic Partnership in Promoting Legal Diplomacy”, a project initiated by the China Law Society. There are about 100 signatories of this Project, including prominent universities and law schools, academic organizations, law firms, foreign law society, attorney general office. The aim of this Project is to promote legal diplomacy in order to enhance, secure and guide the development of the international, regional and national relationship. Such aim is to be achieved through the principles of equal consultation, cooperation and mutual benefit, coordination and innovation as well as common development.
