Full Time Senior Project Executive (Property Development) Jobs, Salary up to MYR 7,000 in Medan Damai Federal Territory - Maukerja

About the Role

We are seeking a highly motivated and detail-oriented Senior Executive, Property Development to support and drive the planning, execution, and successful delivery of property development projects. This role will be involved throughout the full project lifecycle, from feasibility studies and development planning to authority approvals, construction management, handover, and defect management.

The ideal candidate should possess strong project coordination skills, sound technical knowledge, and experience working closely with consultants, contractors, and regulatory authorities within the property development industry.

Key Responsibilities

1.Feasibility & Market Planning:

• assist in preparing project feasibility studies,
• development cash flow projections,
• preliminary market studies and selling price proposals,
• preparation of product brief and product comparison study
• monitoring project expenses and budget against the approved feasibility study.

2.Development Planning:

• establishing and monitor the master development programmed
• to ensure milestones are completed on time.

3.Regulatory and Authority Liaison:

• coordinating the preparation and official submission of layout plans, infrastructure plans, Strata/SIFUS applications, and building plan approvals to relevant local authorities (e.g., TNB, IWK, Syabas).

4.Project Management:

• coordinating CCM meetings, site meetings, and technical meetings
• managing safety and environmental issues
• coordinating with Inspector of Works (IOW)
• ensuring billings are issued in accordance with the stage billing schedule
• monitoring progress and coordination the site issues
• ensuring compliance with the SPA drawings and approved building plan (BP) drawings.
• handling the Certificate of Completion and Compliance (CCC) and Certificate of Practical Completion (CPC) for the development.
• handling and coordinating the rectification of defects during the Defect Liability Period (DLP).

5.Design & Compliance Quality Control:

• ensuring all layout designs comply with developer standards, municipal planning guidelines, the Uniform Building By-Laws (UBBL), and good construction assessment standards like QLASSIC.

6.Tender & Commercial Coordination:

• Checking the quality of tender drawings,
• overseeing the preparation of tender documents,
• managing variation orders and Extensions of Time (EOT).
• calling for tenders, managing the tender process, and
• administrating contracts during the implementation stage.
• processing the main contractor’s interim claims and consultants’ claims,
• closing the final account.

7. Sales & Marketing Alignment:

• Structuring and standardizing Sales & Purchase (S&P) plans and specifications,
• checking marketing materials,
• ensuring show units comply with strict requirements and remain preserved throughout the Defect Liability Period (DLP).

Requirements

Education : Minimum of bachelor’s degree in architecture, Civil Engineering, Quantity Surveying, Construction Management, Building Surveying, or a related real estate discipline.

Experience : Typically, a minimum of 5 to 7 years of solid working experience inside a property developer, consultancy, or main contractor firm, with experience in high-rise and township development.

Industry Knowledge : Understanding of full project lifecycles, structural or architectural checking, local regulatory framework policies, and standard building codes.

Soft Skills : Strong technical coordination capabilities, project management acumen, teamwork orientation, and excellent interpersonal skills

Pay: RM6,000.00 - RM7,000.00 per month
