About The Company

An established, award-winning property developer in Malaysia known for delivering innovative, high-value, high-density residential and mixed-use developments. The company has built a strong reputation for value creation, premium urban lifestyles, and groundbreaking design concepts across Klang Valley.

About The Job

As a Project Manager (High-Rise Residential), you will take full operational ownership of upcoming and active multi-story residential projects through their entire lifecycle, with a heavy emphasis on structural execution, quality control, site management, and project delivery.

Key Responsibilities

  • Implementation & Site Execution: Lead and oversee site progress, structural works, and main contractor operations, ensuring full compliance with technical specifications, safety standards, and project schedules.
  • Technical Oversight: Resolve structural and technical challenges during construction, leveraging deep C&S knowledge to coordinate seamlessly between main contractors, C&S consultants, and internal project teams.
  • Contractor & Vendor Management: Supervise external consultants, contractors, and authorities to ensure milestones are met on schedule, within budget, and to required quality benchmarks (QLASSIC/CONQUAS).
  • Budget & Cost Control: Monitor progress claims, variation orders (VOs), and project cost structures alongside the Quantity Surveying team to prevent budget overruns.
  • Regulatory Compliance: Manage submissions, site inspections, and local authority clearances to facilitate smooth approvals and successful Certificate of Completion and Compliance (CCC) issuance.

Requirements

  • Education: Bachelor’s Degree in Civil & Structural (C&S) Engineering or equivalent.
  • Experience: Minimum 8–10 years of experience in property development or construction management, with a proven track record managing high-rise residential or mixed developments. Experience working with a developer is a must.
  • Core Competency: Exceptionally strong in implementation/construction site management, structural engineering principles, and main contractor supervision.
  • Skills: Excellent leadership, contract administration, authority liaison, and problem-solving skills under tight delivery schedules.

About The Manager/team

You will report directly to the Senior Project Director / General Manager of Project Management. You will lead a dedicated project execution team consisting of Assistant Project Managers, Site Engineers, and Clerk of Works (COW). The department culture is hands-on, pragmatic, and heavily execution-focused—valuing proactive problem solving, technical precision on-site, and clear communication across internal business units and external partners.
