Job Description
Requirements
Minimum 2 years of experience as a BIM Drafter or similar role in the Mechanical Engineering industry.
Strong understanding of construction documents, drawings, and specifications.
Familiarity with relevant industry standards and regulations.
Responsibilities
1. Strategic Planning & BIM Policy
The Manager defines how the company uses technology to win and execute projects.
BIM Execution Plan (BEP) Ownership: Authoring the pre-contract and post-contract BEPs to define the project goals, milestones, and technical standards.
Workflow Standardization: Developing the "Global Standard" for the company.
ROI Analysis: Tracking how much money/time is saved by using BIM versus traditional methods and reporting this to the board or directors.
Legal & Contractual Review: Reviewing the "BIM Addendum" in construction contracts to ensure the company is not taking on unfair liability for digital data.
2. Digital Infrastructure & Resource Management
Managing the "Tools" and the "People."
Software Ecosystem Management: Evaluating and purchasing licenses (Revit, Navisworks, ACC, Rhino, etc.) and managing the budget for hardware upgrades.
Recruitment & Skills Assessment: Testing the technical capabilities of new hires and building the department structure.
Training & Development: Identifying "skill gaps" in the team and organizing internal training or external certifications.
IT Collaboration: Working with the IT department to ensure server speeds and cloud environments are optimized for large-scale Revit central files and also using apps/time sheet software to monitor BIM staff's daily activities.
3. High-Level Project Oversight
Managing the "big picture" across multiple projects.
Project Auditing: Conducting high-level "Spot Checks" on various project models to ensure the Coordinators are maintaining the company’s quality standards.
Information Manager Role: Acting as the "Lead Information Manager" on large-scale projects, representing the company in meetings with the Client and Lead Architect.
Supply Chain Integration: Helping subcontractors or suppliers provide their equipment models in a format that fits into the company’s Master Model.
Dispute Resolution: Stepping in when the Coordinator cannot resolve a high-level clash or a "data ownership" dispute between different consultants.
4. Innovation & Research (R&D)
Keeping the company competitive in a fast-changing market.
Adopting New Tech: Researching and implementing the latest high-tech digital platform. Work with software programmers and the internal IT team to develop time-saving platforms for daily BIM scopes.
Automation Strategy: Directing the Senior/Coordinator level to develop specific Dynamo scripts or Python-based plugins to cut down production time. The BIM Manager needs to create a master plan and strategy for more advanced and faster productivity steps.
ISO 19650 Compliance: Ensuring the company’s internal filing and sharing systems meet international standards and exploring the latest ISO qualifications on BIM.
5. Client & Business Development
Using BIM as a marketing and communication tool.
Tender Support: Creating BIM "capability statements" and 4D simulations (BIM + Time) to show clients how the project will be built step-by-step, mainly on design-build project tenders.
Client Education: Explaining the benefits of BIM to clients who may not understand why a high LOD model is necessary for their facility management.
Handover Strategy: Defining the "Digital Handover" requirements (COBie/Asset Data) so the client receives a "Virtual Manual" of the building at the end of the project.
6. BIM Common Tasks
Need to back up drafting, manage data and coordination if some projects require urgent support due to drafters being slow or absent. This also includes:
Model Setup & Project Initiation
3D Modeling
Technical and Standard Documentation & Annotation
High-LOD Modeling (Fabrication Focus)
Technical Calculations & Analysis
Quality Assurance (QA) & Mentorship
Multi-Trade Federation & Environment Setup
Clash Detection & Conflict Resolution
Standards Compliance & BEP Enforcement
Technical Workflow Optimization
Communication & Site Liaison
Progress Reporting
7. General & Common Tasks
Able to manage the whole team under him, arrange and manage daily work tasks for his downline, monitor downline work progress, provide support, and develop a platform or apps for this objective.
Any other related jobs assigned by the superior.
8. Commitment
Department Profitability: BIM department needs to reduce project costs and overhead and also reduce rework on-site.
Standardization Success: To ensure all projects follow the same template and BEP, regardless of which team is working on them.
Client Satisfaction: Ensure clients are satisfied with all handover installations under BIM presentation.
Developing BIM Team: Always communicate and understand each BIM staff's weaknesses and provide internal coaching to build a strong BIM team.
