Asia Properties is seeking a Manager, Corporate Development (M&A) to support the origination, evaluation, and execution of real estate acquisitions, joint ventures, and strategic investments across the region. This role sits at the centre of the company's growth agenda, working closely with senior leadership, business units and external advisors to identify and close deals that expand the company's land bank, income-producing portfolio and development pipeline.

The ideal candidate combines strong financial and analytical rigour with a genuine interest in real estate markets, and is comfortable managing multiple live transactions in a fast-paced, deadline-driven environment.

JobDescription

Deal Origination &Market Intelligence

Identify and screen potential acquisition targets, including land parcels, income-generating assets, development sites, portfolios, and developer/operator partnerships

Build and maintain a pipeline of opportunities through brokers, agents, government land sale programmes, and direct relationships with landowners and developers

Track market trends, transaction comparables, competitor activity and regulatory/policy changes affecting real estate investment across target markets

Financial Analysis &Valuation

Build and maintain financial models to evaluate acquisition opportunities, including DCF analysis, residual land valuation, IRR/equity multiple analysis and cap rate benchmarking

Prepare feasibility studies covering market positioning, highest-and-best-use analysis, development cost estimates and revenue assumptions

Analyse comparable transactions and market data to support pricing and negotiation positions

Due Diligence &Transaction Execution

Coordinate end-to-end due diligence workstreams, including legal, financial, tax, technical/engineering, planning and ESG diligence, working with internal teams and external advisors (lawyers, auditors, consultants, valuers)

Support deal structuring, including joint venture arrangements, SPV structures, earn-outs and financing considerations

Draft and review transaction documents such as term sheets, letters of intent, and investment/board papers, in coordination with legal counsel

Prepare investment committee and board presentations, clearly articulating deal rationale, risks and returns

Stakeholder &Relationship Management

Build and maintain relationships with brokers, agents, joint venture partners, government agencies, financial institutions and other market participants

Liaise with internal stakeholders across finance, legal, development, asset management and operations to align on deal terms and execution requirements

Support negotiations with counterparties, sellers and JV partners under the guidance of senior corporate development leadership

Post-Deal Support

Support integration planning and handover to asset management/development teams following completion

Track post-acquisition performance against underwriting assumptions and flag variances

Requirements

Qualifications &Experience

Bachelor's degree in Real Estate, Finance, Business, Economics or a related field; MBA, CFA or equivalent professional qualification is an advantage

5–8 years of relevant experience in corporate development, M&A, investment banking, real estate private equity,or real estate investment/development, with direct exposure to real estate transactions

Demonstrated track record of supporting or executing property acquisitions, joint ventures, or portfolio transactions

Familiarity with real estate asset classes (residential, commercial, retail, industrial/logistics, hospitality)and REIT/fund investment structures is highly valued

Skills & Competencies

Strong financial modelling and valuation skills, including DCF, residual land value and comparable transaction analysis

Solid understanding of real estate fundamentals, market cycles and development economics

Excellent written and verbal communication skills, with the ability to prepare clear, concise materials for senior management and investment committees

Strong negotiation andrelationship-management skills

Close attention to detail and strong project management skills, with the ability to manage multiple deals concurrently under tight timelines

Proficiency in Excel-based financial modelling and PowerPoint; familiarity with real estate/finance data platforms

A collaborative, proactive mindset with sound commercial judgement and the ability to work effectively across teams and cultures
