Requirements
Bachelor's degree in quantity surveying, Construction Management, Civil Engineering, or equivalent.
Minimum 5–8 years of relevant experience in commercial/quantity surveying roles within the construction industry.
Proven experience in managing commercial aspects of construction projects.
Strong knowledge of construction contracts, procurement, tendering, costing, claims and variation management.
Strong experience in subcontractor and supplier negotiation.
Good understanding of project cost control, budgeting, cash flow and profitability.
Strong analytical, negotiation and problem-solving skills.
Excellent communication and stakeholder management skills.
Strong leadership and team management capabilities.
Proficient in Microsoft Office, particularly Excel.
Ability to manage multiple projects and work under pressure.
Strong attention to detail and commercial awareness.
Willing to travel to project sites when required.
Responsibilities
Lead and manage all commercial and contractual aspects of construction projects.
Develop and monitor project budgets, cost plans, cash flow and commercial strategies.
Review and negotiate contracts, subcontracts, purchase orders and commercial agreements.
Manage the tendering, procurement and subcontractor selection process.
Review and evaluate subcontractor and supplier quotations, claims and payment applications.
Monitor project costs, financial performance, variations and potential cost risks.
Lead the preparation, evaluation and negotiation of variation orders and claims.
Monitor contractual obligations, entitlements, risks and potential liabilities.
Oversee progress claims, payment certification, invoicing and collection matters.
Manage final accounts and ensure timely settlement of project accounts.
Identify commercial risks and implement appropriate cost control and mitigation measures.
Prepare regular commercial reports, cost reports and management updates.
Liaise with clients, consultants, contractors, subcontractors, suppliers and internal departments on commercial and contractual matters.
Provide commercial advice to management and project teams to ensure projects achieve targeted margins and profitability.
Review project performance against budget and contractual requirements.
Ensure proper commercial documentation, records and supporting evidence are maintained.
