• Assist in coordinating contracted services that pertain to the maintenance of the facility and grounds.
• Ensures that grounds maintenance is performed and kept to established standards by ensuring the facilities meet compliance standards and government regulations.
• Overseeing any renovations, refurbishments, and building projects
• Ensuring that basic facilities are well-maintained and conducting proactive maintenance
• Assists the department manager in interviewing, training, planning, assigning, and directing work. Make recommendations when hiring, evaluating performance, rewarding, and disciplining associates. Addresses complaints and resolves problems.
• Overseeing maintenance activities within their assigned tasks.
• Assists manager in communicating any changes or new policies and procedures to the department.
• Monitoring the progress of assigned tasks and managing the workforce ensuring they are completed properly and on time.
• Developing and implementing training for the maintenance team to improve skill sets and keep up to date with industry changes.
• Performing routine checks and preventive maintenance on electrical equipment within the MSB room, such as switchboards, standby generator, and capacitor bank systems.
• Periodic checking of lifts on ventilation system, lift doors, buttons, lighting and motors to ensure that they are in good working condition.
• Performing routine maintenance, troubleshooting, and repairs on various HVAC equipment, including VRV system, Kitchen equipment, fan coil units and ventilation systems.
• Overseeing the proper functioning of the LPG system, piping and associated controls.
• To carry out inspection and periodic testing of generator sets on fuel level, battery fluid level, battery charges, coolant level, temperature monitor, pressure monitor, oil pressure monitor, stop function, adjustment of clamp force and v-belt tension.
• To check and ensure that all common areas lighting for the building is in good working order
• Checking and testing of the various fire protection systems including hose reel system, hydrant system, carbon dioxide system, fire alarm system, portable fire extinguisher, break glass and heat detectors.
• Actively participate in Health, Safety & Environment (HSE) initiatives, compliance activities, inspections, risk assessments, and incident prevention programs.
• Demonstrate a strong commitment to workplace safety and regulatory compliance.
• Possess the potential and willingness to be trained and appointed as a Fire Safety Officer (FSO) in the near future, including undertaking the required certification and responsibilities.
• Manage and maintain the inventory of Mechanical & Electrical (M&E) materials, tools, equipment, and spare parts, ensuring accurate stock records and timely replenishment.
• Prepare and administer staff duty rosters, annual leave and ensuring adequate manpower allocation to support operational requirements across both properties.
• Monitor and verify staff attendance, working hours, shift compliance and coordinate with the Facilities Manager on any attendance-related issues or discrepancies.
• Able to work effectively under tight deadlines and in a fast-paced operational environment with the ability to manage multiple priorities and deliver tasks within the required timeframe.
• Perform other duties as deemed necessary by the Facilities Manager
