Job Description

Requirements

1. Education & Experience

· Diploma or bachelor’s degree in real estate, Business, Marketing, Property Management, or related field.

· Prior experience in leasing, property management, or real estate is highly preferred.

· Leasing experience or real estate agency background will be an added advantage.

2. Language & Market Exposure

· Must be proficient in Mandarin and English (spoken and written).

· Candidates with prior working experience in China-based companies or exposure to China corporate culture are highly preferred.

3. Skills & Competencies

· Strong negotiation, communication, and stakeholder management skills.

· Ability to handle multiple enquiries, viewings, and negotiations in a fast-paced environment.

· Detail-oriented, organised, and commercially aware.

· Comfortable using WhatsApp, email, CRM systems, and digital tools.

· Strong follow-up discipline and responsiveness.

4. Work Attitude

· Willing to be responsive outside office hours when required in a corporate leasing environment.

· Proactive, target-driven, and able to work under performance expectations.

Responsibilities

1. End-to-End Leasing Management

· Manage the full leasing cycle including enquiry handling, site presentations, proposals, negotiations, tenancy documentation, and tenant move-in.

· Drive leasing conversion from enquiry stage to signed tenancy agreement in line with occupancy and revenue targets.

· Maintain a structured leasing pipeline with accurate forecasting and reporting.

2. Corporate Tenant & Agent Engagement

· Engage with corporate tenants, multinational companies, SMEs, and institutional clients for premium office leasing opportunities.

· Manage relationships with external real estate agents, including briefing, coordination, and performance tracking.

· Oversee agent commission tracking and ensure alignment with leasing policies.

3. Leasing Documentation & Legal Coordination

· Prepare Letters of Offer (LO), Tenancy Agreements (TA), addenda, and related documentation in accordance with company policies and legal requirements.

· Coordinate with legal teams for contract review, amendments, and compliance matters.

· Ensure proper execution and filing of all tenancy documentation.

4. Pricing, Incentives & Market Intelligence

· Support rental pricing recommendations, incentive structures (e.g. rent-free periods, fit-out contributions), and lease terms in coordination with management.

· Conduct market research and competitor benchmarking for Grade A office buildings within KL CBD, TRX, and surrounding commercial hubs.

· Provide insights on occupancy trends, rental rates, and tenant demand patterns.

5. Tenant Fit Out & Handover Coordination

· Coordinate tenant fit-out approvals and ensure compliance with building guidelines, technical requirements, and safety standards.

· Liaise with operations, facilities, and project teams to ensure unit readiness prior to viewing and handover.

· Conduct unit inspections and ensure proper handover process for new tenants.

6. Tenant Onboarding & Relationship Management

· Manage structured tenant onboarding, including documentation, orientation, and move-in coordination.

· Support lease renewals, expansions, relocations, and early negotiations for retention.

· Maintain strong tenant relationships to ensure satisfaction and long-term retention.

7. Operations & Cross-Functional Coordination

· Liaise closely with operations, facilities management, finance, and tenant relations teams to ensure smooth leasing execution.

· Monitor rental collection status, deposits, and advance payments prior to tenant move-in.

· Ensure service delivery aligns with building standards and tenant expectations.

8. Leasing Performance & Reporting

· Maintain accurate leasing records, dashboards, and pipeline tracking for management reporting.

· Monitor key performance indicators (KPIs) including occupancy rate, conversion rate, and leasing turnaround time.
