Role Overview
The General Manager, Design & Planning is a critical leadership role responsible for steering the architectural vision, master planning, and design strategy of all real estate development projects. This position bridges the gap between creative concept and commercial viability, ensuring that all projects are innovative, sustainable, cost-effective, and aligned with market demands.
As a senior leader, you will manage a team of internal architects and planners while orchestrating tier-one external consultants to deliver iconic, high-yield residential, commercial, and mixed-use developments from inception to handover.
Key Responsibilities
- Define and execute the overall design and master planning strategy for the company’s entire portfolio, ensuring alignment with corporate brand identity and financial targets.
- Oversee the creation of innovative architectural concepts and master plans. Conduct rigorous design efficiency analyses (e.g., maximizing sellable/lettable area) during the pre-development and feasibility stages.
- Select, appoint, and lead top-tier external consultants, including master planners, architects, interior designers, and landscape specialists. Hold them accountable to timelines, budgets, and design briefs.
- Collaborate closely with the Projects, Cost Management (QS), and Commercial teams to drive value engineering workshops. Ensure high-quality design execution without compromising budgetary constraints.
- Navigate complex regulatory frameworks. Oversee the strategy for securing all necessary planning permissions, zoning approvals, and building permits from government and municipal authorities.
- Integrate sustainable design practices (e.g., LEED, Green Mark, or local equivalents) and cutting-edge building technologies (such as BIM and modular construction) into standard design workflows.
- Mentor, inspire, and grow an in-house team of design managers, architects, and planners, fostering a culture of excellence and continuous learning.
Experience & Qualifications
- Bachelor’s or Master’s degree in Architecture, Urban Planning, or a related field. Professional registration with a recognized board/institute is highly desirable.
- A minimum of 12–15 years of progressive experience in design management, with at least 5 years in a senior leadership role working directly for a reputable property developer.
- A proven track record of successfully delivering large-scale master plans, high-rise residential, commercial, or premium mixed-use developments.
