We are an established Property Development and Construction Company seeking a highly motivated and experienced Quantity Surveyor / Senior Quantity Surveyor / Project Manager to join our growing team. The successful candidate will be responsible for project costing, contract administration, procurement, project coordination, and overall project delivery to ensure successful completion of development and construction projects within budget, quality, and schedule requirements.

Responsibilities

  • Manage and oversee project planning, budgeting, procurement, contract administration, and project execution from inception to completion.
  • Prepare feasibility studies, development cost estimates, project budgets, cash flow forecasts, and cost plans.
  • Conduct value engineering exercises and provide cost-effective solutions to enhance project profitability and efficiency.
  • Prepare tender documents, evaluate tenders, negotiate contract terms, and recommend contractor appointments.
  • Source, evaluate, and negotiate with contractors, suppliers, and service providers.
  • Administer construction contracts, including variation orders, extension of time claims, progress claims, contractual correspondence, and final account settlement.
  • Monitor project costs, expenditures, cash flow, and budget performance, and prepare regular management reports.
  • Coordinate with consultants, architects, engineers, contractors, suppliers, authorities, and stakeholders to ensure smooth project implementation.
  • Monitor construction progress and ensure projects are completed according to approved plans, specifications, quality standards, and timelines.
  • Identify project risks and implement mitigation strategies to minimize delays and cost overruns.
  • Attend project meetings and provide commercial, contractual, and project management advice to management.
  • Assist in land acquisition assessments, project due diligence, development feasibility studies, and investment evaluations.
  • Ensure compliance with statutory requirements, contractual obligations, company procedures, and industry best practices.
  • Maintain proper project records, contractual documentation, and project reporting systems.

Requirements

Degree or Diploma in Quantity Surveying, Construction Management, Civil Engineering, Building Technology, Project Management, or related discipline.
Minimum 5 years of relevant experience in property development, consultancy, or construction industry.
Strong knowledge of construction costing, budgeting, procurement, tendering, contract administration, and project management.
Well-versed in Malaysian construction contracts, development procedures, and statutory requirements.
Experience managing residential, commercial, industrial, or mixed-development projects will be an added advantage.
Strong commercial awareness, negotiation, analytical, and problem-solving skills.
Excellent leadership, communication, coordination, and stakeholder management abilities.
Proficient in Microsoft Excel, project management software, quantity surveying software, and contract documentation.
Able to work independently, manage multiple projects, and perform effectively in a fast-paced environment.

Pay: RM4,500.00 - RM8,000.00 per month
