1. Operations & Maintenance
- Daily Inspections: Check common areas (lifts, lights, security, and cleanliness) for defects.
- Vendor Management: Supervise contractors and technicians for repair works.
- Preventive Maintenance: Track and schedule routine servicing for building facilities (like water pumps or fire safety systems) to prevent breakdowns.
2. Tenant & Resident Relations
- Complaint Handling: Act on feedback or complaints regarding noise, leaks, or parking tactfully.
- House Rules: Ensure all residents and occupants follow building by-laws and rules.
3. Administration & Compliance
- Meeting Preparation: Help prepare documents and record minutes for committee meetings.
- Local Regulations: Ensure the building complies with the Strata Management Act 2013 (Act 757) and local authority requirements.
- Report Writing: Prepare daily and monthly progress reports for the property manager or management committee.
4. Financial Duties
- Fee Collection: Monitor the collection of service charges and help recover debts from owners.
- Budget Tracking: Assist the senior management in tracking maintenance accounts and operational costs.
Pay: RM3,000.00 - RM4,000.00 per month
