Role Summary

We are seeking a seasoned Green Data Centre Site Development Manager to lead the end-to-end planning, development, and delivery of sustainable, energy-efficient data centre facilities. This role is central to our mission of building next-generation digital infrastructure that meets the highest environmental standards — from site selection and feasibility through to construction handover and operational readiness.

You will act as the primary owner of site development activity, coordinating across engineering, real estate, sustainability, and external stakeholders to deliver projects on time, on budget, and in line with our green commitments.

Key Responsibilities

Site Selection & Feasibility

  • Identify, evaluate, and shortlist potential data centre sites based on power availability, renewable energy access, land use, grid stability, and environmental impact.
  • Lead desktop and on-site feasibility studies, including geotechnical, hydrological, and ecological assessments.
  • Assess proximity to renewable energy sources (solar, wind, hydro) and low-carbon grid infrastructure.
  • Produce site viability reports and present recommendations to senior leadership.

Sustainability & Green Standards

  • Drive alignment with green certifications including LEED, BREEAM, ISO 50001, and EU Taxonomy for sustainable activities.
  • Embed sustainability KPIs (PUE, WUE, carbon intensity, biodiversity net gain) into project briefs and design standards.
  • Collaborate with the ESG team to ensure projects support corporate net-zero targets and Scope 1, 2, and 3 emissions reduction goals.
  • Evaluate and recommend on-site renewable energy generation, battery storage, and waste heat reuse strategies.

Planning & Permitting

  • Manage the planning consent process including pre-application engagement, EIA coordination, and public consultation.
  • Liaise with local authorities, grid operators, environmental agencies, and community stakeholders.
  • Coordinate legal due diligence, land acquisition, and title review with internal and external legal counsel.
  • Monitor and manage planning conditions and compliance obligations throughout the project lifecycle.

Project Management & Delivery

  • Develop and maintain detailed project programmes, risk registers, and budget trackers from inception to handover.
  • Lead multidisciplinary project teams including architects, structural/MEP engineers, environmental consultants, and contractors.
  • Manage procurement of design and construction services in line with company policies and sustainability requirements.
  • Oversee construction phase activities, ensuring delivery against programme, quality, and green performance benchmarks.

Stakeholder & Commercial Management

  • Build and maintain strong relationships with utility providers, grid operators, local government, and industry bodies.
  • Negotiate heads of terms, option agreements, and development agreements with landowners and developers.
  • Support commercial teams in modelling and presenting development business cases for investment approval.
  • Prepare regular board-level reporting on project progress, risk, cost, and sustainability metrics.

Required Qualifications & Experience

  • Minimum 5 years of experience in data centre site development, mission-critical infrastructure, or large-scale industrial/commercial development.
  • Demonstrated track record of delivering green or sustainable infrastructure projects from feasibility to construction.
  • Strong understanding of data centre technical requirements: power, cooling, connectivity, and resilience (Tier II–IV).
  • Experience managing planning applications including EIA, grid connection processes, and environmental permitting.
  • Proficiency in project management disciplines: programme management, risk management, budget control, and reporting.
  • Degree in Engineering, Property Development, Urban Planning, Environmental Science, or a related field (or equivalent professional experience).
  • Familiarity with sustainability frameworks and certifications: LEED, BREEAM, ISO 50001, EcoVadis, or similar.
  • Strong commercial acumen and ability to manage third-party consultants and contractors effectively.

Desirable Skills

  • Experience with Power Purchase Agreements (PPAs), grid balancing services, or on-site renewable energy integration.
  • Knowledge of hyperscale or colocation data centre market dynamics.
  • Project management certification: PMP, PRINCE2, APM, or equivalent.
  • Membership of a relevant professional body: RICS, ICE, CIOB, or equivalent.
  • Experience working across multiple jurisdictions or international markets.
  • Familiarity with digital twin technologies, BIM, or DCIM platforms.
