What this job involves:

Lead the successful delivery of interior fit-out and refurbishment projects from initiation through to handover as a Project Manager within our Project & Development Services team. You will independently manage 3-5 concurrent projects across commercial office, retail, industrial, hospitality, and education sectors, serving as the central point of coordination between clients, consultants, contractors, and stakeholders.

This role requires a construction professional with 3-5 years of hands-on project management experience in commercial office fit-out projects who can confidently manage all project phases—from budget establishment and tender procurement through construction execution to successful close-out. You'll produce high-quality project deliverables including monthly status reports, PCG reports, risk registers, and financial forecasts while ensuring projects are delivered on time, within budget, and to JLL's standards of excellence. What your day-to-day will look like:

  • Independently manage 3-5 interior fit-out and refurbishment projects simultaneously at various stages from planning through design, construction, and handover

  • Establish and manage project budgets, forecast expenditure, and maintain accurate anticipated cost reports, cash flows, and accruals to achieve completion within budget

  • Develop detailed project programmes with clear milestones, maintain up-to-date risk registers, and chair weekly project meetings with clients, consultants, and contractors

  • Prepare and deliver monthly project deliverables including Project Delivery Plans, Monthly Status Reports, PCG (Project Control Group) reports, meeting agendas, and minutes with attention to detail

  • Lead tender documentation preparation, RFP (Request for Proposal) processes, scope writing, and procurement for consultant appointments and vendor packages

  • Conduct value engineering and buildability analysis, critically reviewing design and construction documentation to minimize risk and optimize project outcomes

  • Administer contracts with clients, consultants, and suppliers, review and recommend variations with supporting documentation, and obtain timely client approvals while protecting commercial interests


Required Qualifications:

  • 3-5 years of hands-on project management experience specifically in commercial office fit-out and interior refurbishment projects (not coordination, support roles, or other construction sectors)

  • Degree or Diploma in Civil Engineering, Construction Management, Building, or related construction discipline from a recognized institution (non-negotiable requirement)

  • Proven track record managing multiple concurrent projects (3-5 projects) independently from initiation to close-out with demonstrated budget, schedule, and quality control

  • Strong experience in project budget establishment, expenditure forecasting, financial management including anticipated cost reports, cash flows, accruals, and contract administration

  • Demonstrated expertise in tender preparation, RFP processes, procurement management, and vendor package coordination for consultants and contractors

  • Solid understanding of Health, Safety, and Environmental systems implementation, compliance requirements, and WSH regulations in construction environments

  • Excellent stakeholder management skills with proven ability to chair project meetings, prepare PCG reports, and deliver comprehensive project documentation that meets professional standards


Preferred Qualifications:

  • Experience with multinational clients or consultancy environments managing commercial office projects in Singapore

  • Familiarity with value engineering, buildability analysis, and critical design review methodologies to minimize project risk

  • Knowledge of variations management, change order processes, and contract close-out procedures including as-builts, deeds of release, and client training protocols

  • Building Construction Supervisor Safety Course certification or equivalent WSH qualifications

  • Proficiency in project management software (MS Project, Primavera) and technical tools (AutoCAD, MS Excel, PowerPoint)

  • Experience with BCA, SCDF, and building authority submission processes and regulatory compliance requirements

  • Ability to validate and oversee work produced by Project Coordinators and Assistant Project Managers, providing mentorship and quality assurance
