Job Summary:
We are seeking a qualified and experienced Civil Engineer (Building Maintenance) to oversee and ensure the efficient delivery of civil and building maintenance operations. The successful candidate will be responsible for ensuring that all activities comply with the Contract Agreement (CA), Facilities Management Plan (FMP), and company Key Performance Indicators (KPIs) and standards.
This role requires strong leadership, technical expertise, and proactive management to ensure all maintenance work is delivered effectively, safely, and within budget. Candidates who are available to start immediately are highly encouraged to apply.
Key Responsibilities:
- Oversee and ensure all civil maintenance activities — including Planned Preventive Maintenance (PPM), Predictive, Corrective, Breakdown, and Proactive Maintenance — are executed according to contract and company SOPs.
- Manage and monitor daily site operations, including complaints, work requests, scheduled maintenance, inspections, and cost control, to ensure high efficiency and minimal fee deductions.
- Plan, manage, and control the annual civil maintenance budget, covering both revenue (fees, variations, reimbursable works, energy management) and expenditures (contractor, operation, and maintenance costs) to achieve the Annual Operation Plan (AOP).
- Prepare and submit technical reports, professional recommendations, and condition appraisals as required by the contract.
- Support business development initiatives by assisting in proposal preparation for reimbursable works, variation orders, and new project opportunities.
- Represent the company in internal and external meetings with authorities such as DOSH, JKN, BOMBA, TNB, and other relevant stakeholders to fulfill contractual obligations.
- Ensure full compliance with Quality, Safety, Health, and Environmental (QSHE) requirements, including risk management, hazard control, and ISO standards (ISO 9001, ISO 14001, ISO 45001).
- Oversee and ensure compliance with statutory and regulatory requirements (DOSH, DOE, SPAN, and local authorities).
- Maintain strong stakeholder relationships with both internal teams and external clients to support company vision, mission, and operational excellence.
Qualifications and Skills:
- Bachelor’s Degree in Civil Engineering or Structural Engineering.
- Minimum 3 years of experience in facilities or building maintenance, preferably in a property management or building services environment.
- Proven ability to manage civil maintenance operations and ensure compliance with standards and regulations.
- Strong knowledge of building maintenance processes, Malaysian Building Codes, and industry best practices.
- Excellent coordination, analytical, and problem-solving skills for resolving maintenance-related issues.
- Exposure to automation and smart technologies in facilities management is an advantage.
- Strong communication, leadership, and project management abilities.
- High level of accountability, initiative, and teamwork.
Job Type: Contract
Pay: RM4,000.00 - RM5,000.00 per month
