Job Summary
As a Condominium Manager, you will be the key personnel on-site, responsible for the day-to-day operations and overall estate management of a designated residential or commercial complex. You will work closely with the Management Council (MC), residents, and term contractors to ensure a safe, well-maintained, and harmonious living environment.
Key Responsibilities
- Operations & Maintenance: Oversee the daily operations and maintenance of the estate, ensuring all facilities and common areas are in excellent condition.
- Contractor Management: Supervise and evaluate the performance of term contractors, including security, cleaning, landscaping, and mechanical & electrical (M&E) services.
- Council & General Meetings: Prepare for, attend, and minute all Management Council meetings, Annual General Meetings (AGMs), and Extraordinary General Meetings (EOGMs).
- Financial Administration: Assist the Management Council with financial tracking, annual budgeting, monitoring arrears, and processing quotations and invoices.
- Resident Relations: Act as the primary point of contact for residents. Address feedback, resolve disputes, and disseminate important notices in a timely and professional manner.
- Compliance & Safety: Ensure the estate operates in strict compliance with the Building Maintenance and Strata Management Act (BMSMA) and regulations set by local authorities (e.g., BCA, SCDF, NEA).
- Project Management: Oversee any repair, upgrading, or renovation works within the estate from planning to completion.
Requirements
- Education: Diploma or Degree in Real Estate, Facilities Management, Building, or a related discipline.
- Experience: Minimum 3 to 5 years of relevant working experience in condominium or strata property management.
- Knowledge: Strong understanding of the Building Maintenance and Strata Management Act (BMSMA) and standard MCST procedures in Singapore.
- Skills: * Excellent written and verbal communication skills.
- Strong interpersonal and conflict-resolution abilities.
- Proficiency in MS Office (Word, Excel, PowerPoint).
- Attributes: Highly organized, proactive, able to work independently, and capable of handling emergencies outside of regular working hours if necessary.
