Lumen Partners connects rising, tech-savvy remote talent with scaling US organizations. We are currently looking for a Junior Plumbing Estimator / Takeoff Technician to support our client, a fast-paced commercial plumbing operation based in California.
This is strictly an entry-level support role. You are not expected to be an expert in California plumbing codes, nor are you expected to build complex pricing strategies. Instead, this role is designed for someone with foundational technical skills (like reading blueprints or basic CAD) who wants to learn the commercial estimating business from the ground up. You will act as the dedicated assistant to the Senior Estimator, handling the digital takeoffs, blueprint organization, and data entry.

THE MISSION (Role Overview)
Your primary objective is to make the Senior Estimator's job easier. You will be responsible for downloading plan sets, doing the "click-and-count" digital takeoffs (measuring pipe footage, counting fixtures, identifying valves), and organizing that raw data into structured spreadsheets. Your accuracy in gathering this foundational data will allow the Senior Estimator to focus on the final pricing and strategy.
CORE RESPONSIBILITIES (The Day-to-Day)
- Blueprint Organization: Download and organize large-scale architectural and MEP (Mechanical, Electrical, Plumbing) plan sets from online platforms.
- Digital Takeoffs (Click & Count): Use 2D takeoff software to execute basic, highly accurate measurements. This includes measuring linear footage of pipes and counting plumbing fixtures across large building plans.
- Data Entry: Input your raw takeoff numbers accurately into the department's master Excel trackers.
- Cross-Referencing: Look at plumbing plans alongside architectural drawings to spot obvious missing information before the Senior Estimator begins their pricing.
- Vendor Support: Send emails or make calls to local California/US suppliers to ask for updated material prices (e.g., asking for the current price of a specific PVC pipe or toilet fixture).
THE IDEAL CANDIDATE PROFILE (Prerequisites)
Because this is a junior role, we hire for foundational technical skills and a willingness to learn, rather than decades of experience.
Must-Have Technical Foundations:
- Blueprint Literacy: You must know how to navigate commercial architectural and MEP blueprints. You understand scale, legends, and how to read basic structural notes.
- Basic Digital Measurement/CAD Exposure: Academic (college) or entry-level professional experience using digital measuring tools. If you have used AutoCAD, Bluebeam, or similar software, you have the baseline skills we need to teach you the rest.
- Spreadsheet Basics: Good proficiency in Google Sheets and Microsoft Excel. You can organize data cleanly without formatting errors.
- Excellent English: Strong written and verbal English skills to communicate effectively with the Senior Estimator and US vendors.
Nice-to-Have (Bonus Points, Not Required):
- Educational Background: A degree, diploma, or coursework in Civil Engineering, Architecture, Mechanical Engineering, Construction Management, or a related field.
- Familiarity with basic plumbing terminology (e.g., PVC vs. Cast Iron).
- Prior exposure to takeoff software like StackCT, FastPIPE, or Planswift.
