What this job involves: As a Facilities Engineer at JLL, you will play a pivotal role in ensuring the seamless operation of critical building systems for our valued client at their Facilities in Kuala Lumpur/Selangor. This position demands technical excellence in mechanical, electrical, and plumbing (M&E) systems, combined with strong project management capabilities. You will lead a dedicated team of technicians, manage capital and operational expenditure budgets, and drive energy efficiency initiatives that deliver measurable value. What we're looking for: Required qualifications and experienceBachelor's degree in Engineering (Electrical, Mechanical, or Civil), with Electrical Engineering and project management experience highly preferred.
4 to 6 years of overall professional experience, with at least 3 years in Facilities Management, Manufacturing, IT, or Construction and Project Management sectors.
Strong technical knowledge of electrical, mechanical, or civil engineering principles, with hands-on experience managing HVAC systems, electrical systems, plumbing, elevators, and building automation systems.
Proven ability to manage vendor relationships, track performance metrics, and ensure adherence to service level agreements and key performance indicators.
Excellent analytical skills with keen attention to detail, particularly in budget management, energy analysis, and maintenance planning.
Proficiency in MS Office and MS Excel; working knowledge of AutoCAD is an advantage.
Outstanding interpersonal and communication skills, with the ability to lead teams, conduct training, and present technical information to diverse audiences.

Responsibilities
Financial management
Assist FM in planning & managing of the CAPEX & OPEX budgets for engineering & M&E operational expenses.
To ensure proper planning of critical spares for all installation as per manufacturers recommendation & inventory.
To assist facility manager and business system group to have all M&E contract related in place.
Keep a close track of utility bills and take steps to reduce energy, water consumption YoY.

Operations Management
To assist FM in establishing engineering & operational & roll out the same for site staff.
To establish contact with local authorities (M&E related) for facility related issues.
To review the maintenance/service practices of M&E contractors to deliver quality work practices in line with the manufacturer recommendations.
To plan and ensure smooth operations of all mechanical, electrical, plumbing & civil works pertaining to the facility.
Ensure all technology tools at the site are working fine. Support introduction of new tools and ensure the team is trained to use the new tools.
Daily inspection of logbooks, history card, checklist, escalation charts, OCP & PPM Schedule etc. for a better management of engineering systems.
To ensure an uptime of 100% and set up the practices to deliver seamless service to Accenture.
To ensure all service reports related to M&E operations and kept in place.
To implement energy management program to reduce the cost on utilities.
Handle renovation projects from initiation to completion.
To ensure technical staff attends & work for closures for all F&S technical issues in the facility.
To plan, implement & adhere to 52 weeks annual M&E maintenance schedule. Coordinate with FM business OEM for fixing the dates for shutdown.
Active during any building management shutdown activities, prepare the impact analysis report and ensure all approvals are in place.
To adhere & maintain consistency on agreed SLA & KPI.
To participate during emergency evacuation procedure and assist to manage all health & safety issues.
Prepare and collate data related to vendor performance and escalate as required.
Track all PPM work orders on monthly basis.
Ensure 100% adherence to M&E onboarding process. Back to basic.
Conduct onboard training for new joiners.
To have a close tab on individual technician’s core responsibilities and assist FM on performance evaluation.
Making of technicians shift roster and reviewing M&E shift schedule.
To go for facility, walk around, followed and maintained.
To assist facility manager in all such as ISO, Internal, External, audits that happen at Accenture and ensure necessary documentations are done.
To coordinate with FC & AFM team for any issues that need help.
Should be a part of all the scheduled meeting and focus meets with project as per calendar.
Should participate and assist to manage fire drill activity.
All relevant checklist to be governed and maintained as per requirement.
Follow up for assigned PO, work completion as per PO until invoice submission for all R&M and Capex initiatives.
To carry out engineering & operational procedures.
Ensure proper functioning of the following system in the facility ( whichever is applicable): Electrical systems, HVAC systems, PAC systems, Water, Plumbing, sanitary systems, Elevators/Lifts o Cafeteria/Pantry equipment’s
Conduct interview for new M&E new joiners.
Proper handling and taking over of technicians on duty.
Conduct central store audit, BMS store audit.
Ensure to close service now ticket on time & weekly once do analysis for repeated complaints and report the same.
Ensure to support for all client audits/Internal & external Audits.
Ensure the functionality of all technology tools in the facility.

Records Management
To ensure Daily, Weekly, Monthly, Quarterly, Half Yearly & Yearly records are prepared and checked for its accuracy & analysis purpose and update all engineering related activities.
To take up all audit related to Accenture and take necessary action for closing the observation.
To ensure all records are updated daily (Logbooks, History Cards, Equipment Details, Service Reports, Incident Reports etc)

Reporting Management
Daily Report – Service Report, SLA Report, Work progress report, Safe Work Method Statement, Work permits by vendors.
Weekly Report – Major Highlights, Project Updates/Weekly report to Client,
Monthly Report – Update ICF CAPEX tracker, Energy Report, Utility Reports, major works carried out report & Equipment status report, PPM report, Client Audits, Incident reporting with RCA (to submit within 24hrs), escalation as per escalation matrix, Technician Duty Rosters and all Accenture initiatives.
Quarterly report – Statutory Compliance Report
Any other reports required periodically.

Management Responsibility
Provide leadership to the M&E team.
In consultation with facility manager oversee the operation, staffing, performance & development of the team.
Identify training needs of the team and conduct training as required.
Demonstrate leadership & responsiveness and creativity.
Drive sustainability agenda aligned to organizational objectives.
Understand the M&E scope and in consultation with Facility Manager – develop specific processes & procedures to reduce cost improve client satisfaction.
Accomplish Key Performance Indicator as agreed with Accenture.
Understanding of technology tools and its implementation.
Ensuring training and skill enhancement of team.
Ensure building statutory compliance.
Identify initiatives to bring in efficiencies.
Effective participation in CIWG.
