Job Description

Responsibilities

We are looking for an ambitious and results-oriented Assistant Contract Manager to join our growing team. This is an exciting opportunity to play a pivotal role in managing the commercial and contractual aspects of high-impact construction projects—from tender strategy and contract administration to cost control and final account settlement.

If you're passionate about building strong stakeholder relationships, navigating complex contracts, and making a measurable impact, we want to hear from you.

Your Impact

As our Assistant Contract Manager, you will partner closely with project teams, consultants, and key stakeholders to ensure projects are delivered efficiently, commercially, and in full compliance with contractual requirements.

Pre-Contract Management

  • Prepare detailed cost estimates, project budgets, and competitive tender submissions.
  • Review and analyse tender documents, drawings, specifications, and Bills of Quantities (BQ) to ensure accuracy and completeness.
  • Source, evaluate, and negotiate quotations from subcontractors and suppliers to achieve the best commercial outcomes.
  • Conduct tender evaluations and provide recommendations on award strategies.
  • Support contract negotiations and assist in the preparation of contract documents.

Post-Contract Management

  • Assist in administering and managing main contracts and subcontracts throughout the project lifecycle.
  • Prepare, assess, and certify progress claims and payment applications.
  • Manage variation orders (VO), extension of time (EOT) claims, and other contractual matters.
  • Monitor project costs, budgets, and cash flow to ensure commercial targets are achieved.
  • Prepare, negotiate, and finalise project final accounts.
  • Resolve contractual issues and commercial disputes in a timely and professional manner.
  • Ensure compliance with contract conditions, company policies, and industry best practices.

Project Coordination

  • Collaborate with clients, consultants, architects, engineers, subcontractors, suppliers, and site teams to ensure smooth project execution.
  • Attend project meetings and provide commercial insights and recommendations to project management teams.
  • Monitor procurement activities and subcontract awards to align with project schedules and budgets.
  • Maintain accurate contract records, project documentation, and correspondence.

What We're Looking For

  • Bachelor's degree in quantity surveying, Construction Management, Building, or a related discipline.
  • Minimum 5–10 years of experience in quantity surveying, contract administration, or commercial management within the construction industry.
  • Strong knowledge of PAM 2006/2018, CIDB requirements, and construction contracts.
  • Hands-on experience in tendering, cost control, contractual claims, variation orders (VO), extension of time (EOT), and final accounts.
  • Excellent negotiation, analytical, problem-solving, and communication skills.
  • Ability to manage multiple priorities and work effectively in a fast-paced environment.

Pay: RM7,000.00 - RM9,000.00 per month
