Job Description

Responsibilities

Key Responsibilities

Project Planning & Management

  • Plan, coordinate, and manage property development projects from planning through completion.
  • Prepare and monitor project schedules, work programmes, budgets, and project milestones.
  • Ensure projects are delivered within the approved timeline, budget, and quality standards.
  • Identify project risks and implement appropriate mitigation strategies.
  • Monitor project cash flow and overall project performance.

Design & Consultant Coordination

  • Coordinate with architects, civil & structural engineers, M&E consultants, quantity surveyors, landscape consultants, and other project consultants.
  • Review drawings, specifications, technical documents, and design proposals.
  • Ensure consultants deliver submissions and documentation according to project timelines.
  • Resolve design and technical issues throughout the project lifecycle.

Authority Submission & Compliance

  • Coordinate submissions and approvals with relevant authorities.
  • Ensure compliance with local authority requirements, building regulations, and statutory requirements.
  • Liaise with government agencies and utility providers where necessary.
  • Monitor approval status and ensure timely completion of authority requirements.

Construction & Site Management

  • Conduct regular site inspections to monitor construction progress.
  • Ensure works are carried out according to approved drawings and specifications.
  • Monitor workmanship, quality standards, safety compliance, and construction progress.
  • Identify defects and ensure timely rectification.
  • Monitor compliance with company quality standards and safety requirements.

Contractor & Contract Administration

  • Coordinate and supervise the Main Contractor, subcontractors, suppliers, and consultants.
  • Monitor contractors' performance and construction progress.
  • Review progress claims, payment recommendations, Variation Orders (VO), Extension of Time (EOT), and contractual claims.
  • Evaluate contractor performance and recommend corrective actions where necessary.
  • Ensure compliance with contract conditions and project specifications.

Cost Control & Procurement

  • Monitor project budgets and expenditure.
  • Review project cost reports and recommend cost-saving measures.
  • Participate in tender evaluation and contractor selection.
  • Monitor procurement schedules to ensure timely delivery of materials and services.
  • Review quotations and procurement recommendations.

Project Reporting

  • Prepare weekly and monthly project progress reports.
  • Report project status, financial performance, risks, and key issues to Management.
  • Provide recommendations and solutions to ensure project objectives are achieved.
  • Present project updates during management meetings.

Project Completion

  • Coordinate inspections prior to Practical Completion (PC).
  • Monitor defect rectification works during the Defect Liability Period (DLP).
  • Coordinate project handover and vacant possession (VP) activities where applicable.
  • Ensure timely issuance and collection of project documentation, certificates, warranties, and operation manuals.
  • Support the completion of Certificate of Completion and Compliance (CCC) requirements where applicable.

Stakeholder Management

  • Liaise with consultants, contractors, clients, authorities, suppliers, and internal departments.
  • Attend project meetings and represent the Company when required.
  • Maintain effective communication with all project stakeholders.

General Responsibilities

  • Maintain proper project documentation and filing.
  • Ensure compliance with Company policies and procedures.
  • Support Management in achieving departmental objectives.
  • Perform any other duties assigned by Management from time to time.

Requirements

Experience

Assistant Project Manager

  • Minimum 5 years of relevant experience in property development or construction.

Project Manager

  • Minimum 8 years of relevant experience in property development.
  • Experience in managing residential, commercial, mixed development, or high-rise projects.
  • Experience managing projects independently from planning to completion.

Knowledge

  • Malaysian building regulations and statutory requirements.
  • Local authority submission procedures.
  • Construction contracts and contract administration.
  • Project planning and scheduling.
  • Cost control and budget management.
  • Quality assurance and safety management.

Technical Skills

  • Microsoft Office

Reporting Line
