Key Responsibilities
Facility Operations & Maintenance
- Conduct routine inspections of buildings, common areas, car parks, toilets, plant rooms, and facilities.
- Identify defects, safety hazards, and maintenance requirements.
- Coordinate preventive and corrective maintenance works.
- Monitor building systems, including electrical, plumbing, HVAC, lifts, escalators, fire protection, water supply, and sewerage systems.
- Follow up on maintenance issues until completion.
- Maintain inspection and maintenance records.
Contractor & Service Provider Management
- Coordinate maintenance, repair, and servicing activities with contractors.
- Monitor the performance of security, cleaning, landscaping, pest control, waste collection, and technical service providers.
- Ensure contractors comply with work scope, schedules, safety requirements, and service standards.
- Verify completed work before recommending payment.
- Obtain quotations and assist in evaluating prices and work scope.
Safety & Compliance
- Conduct safety inspections and report hazards.
- Ensure fire safety equipment, emergency exits, and signage are properly maintained.
- Monitor the validity of licenses, permits, certificates, and service contracts.
- Ensure contractors follow safety procedures and use appropriate PPE.
- Assist with incident investigations and reporting.
Tenant & Customer Support
- Respond to facility-related complaints and service requests.
- Coordinate rectification works and provide progress updates.
- Conduct inspections for tenant handover, takeover, reinstatement, and renovation.
- Monitor renovation works to ensure compliance with building requirements.
- Maintain positive relationships with tenants, contractors, and internal teams.
Utilities & Cost Control
- Monitor electricity and water consumption.
- Report abnormal usage, leaks, or meter issues.
- Support energy and water conservation initiatives.
- Monitor maintenance expenses within the approved budget.
- Review service reports, quotations, and invoices before submission.
Documentation & Reporting
- Prepare daily, weekly, and monthly operational reports.
- Maintain records of inspections, complaints, maintenance activities, and contractor attendance.
- Update asset registers, maintenance schedules, service contracts, warranties, and certificates.
- Prepare purchase requisitions, work orders, and supporting documents.
- Maintain photographic records of completed work.
Emergency Response
- Respond promptly to emergencies, including power failures, flooding, lift breakdowns, fire alarms, and equipment failures.
- Coordinate with contractors, technicians, security personnel, and relevant authorities during emergencies.
- Escalate critical incidents to management promptly.
- Provide emergency support outside normal working hours when required.
General Responsibilities
- Support the Operations Executive in the day-to-day management of the property.
- Attend meetings, inspections, testing and commissioning, and training sessions.
- Perform other duties assigned by Management related to facility and property operations.
Pay: RM3,000.00 - RM3,500.00 per month
