Role Purpose:

ZACD Group Ltd is a Singapore-incorporated company listed on the Hong Kong Stock Exchange, operating an integrated real estate investment and development platform covering fund management, property development, asset management and structured investment vehicles.

As part of ZACD’s strategic scaling, the Senior Fund Manager will the structuring, fundraising, management and growth of ZACD’s real estate and alternative investment funds, ensuring each is commercially viable, investor-ready, well governed and mandate-aligned.

Key Responsibilities:

A. Fundraising & Structuring

• Develop fund concepts aligned with ZACD’s real estate, development and income-focused strategies.
• Define fund thesis, asset class, target investors, returns, size, tenure, fees, liquidity and exit strategy.
• Work with legal, tax, compliance and service providers to implement suitable fund and investment structures.

B. Fund Strategy & Product Creation

• Lead fundraising and build relationships with accredited investors, family offices, HNW/UHNW investors, institutions, private banks and strategic partners.
• Prepare investor materials and present fund strategy, risk-return profile, governance, asset pipeline, exit options and due diligence matters.
• Partner with Relationship Management to convert investor interest into commitments and manage expectations

C. Investment & Portfolio Oversight

• Evaluate assets and projects for fund inclusion, ensuring decisions align with mandates and investor commitments.
• Prepare or support investment committee papers, portfolio reviews, risk assessments and exit recommendations.
• Monitor performance, capital deployment, capital calls, distributions and reporting; address emerging investment, project, investor or governance risks.

D. Governance, Risk & Compliance

• Ensure all fund activities meet regulatory, legal and internal governance requirements.
• Oversee AML/KYC, investor suitability, onboarding, disclosures, conflicts and documentation.
• Maintain audit trails and secure required approvals before marketing or launch.

E. Leadership & Stakeholder Management

• Represent ZACD credibly with investors, advisers, banks, brokers, service providers, strategic partners and regulators.
• Provide founders and the Board with clear updates on fund pipeline, fundraising progress, investor feedback and market appetite.
• Establish disciplined processes for fund creation, approval, launch and post-launch management.

Requirements:

Experience

• 5 - 7 years in fund management, private equity real estate, real estate investment, asset management, alternatives, capital markets, investment banking, private credit or related fields.
• Proven track record in fund creation, fundraising, investment or portfolio oversight, and senior investor engagement.
• Business Development professionals as well as Sales professionals from other sectors possessing strong financial literacy are welcome to apply too
• Singapore fund management and MAS-regulated experience preferred; suitability for regulatory representative or equivalent appointment, where applicable.

Technical Skills

• Strong expertise in fund structures, investment strategy, portfolio management, risk-return analysis, fundraising, investor reporting and governance.
• Sound commercial and financial judgement in assessing real estate and alternative investment opportunities.
• Skilled in fund documentation, term sheets, due diligence materials, investor presentations and investment committee papers; able to manage advisers and service providers.

• Credible with sophisticated investors; commercial, disciplined and governance-minded.
• Independent judgement and confidence to challenge weak or non-investor-ready fund propositions.
• Mature, polished, discreet and resilient; able to work effectively with founders and the Board.
