Main Responsibilities:
- Site & Office Operations: Lead and oversee the daily operations of the property management office, administrative staff, and technical/maintenance personnel.
- Financial & Audit Coordination: Assist with monitoring operational expenses, overseeing maintenance fee and sinking fund collections, managing overdue payment recovery effectively, and working closely with accountants and auditors on accounting queries and yearly audits.
- Vendor & Contractor Management: Supervise and evaluate the performance of outsourced contractors (security, cleaning, lift maintenance, landscaping, etc.) in accordance with service level agreements (SLAs).
- Compliance & Governance: Ensure property management complies with the Strata Management Act 2013 (Act 757), building by-laws, and local council regulations.
- MC Communication: Organise and attend Annual General Meetings (AGM / EGM), monthly committee meetings, prepare minutes for meetings, and prepare management reports for the Management Committee.
- Resident & Crisis Management: Handle complex resident inquiries or complaints, resolve complaints and disputes, and respond promptly to emergency situations on site.
Requirements:
- Education & Experience: Degree/Diploma in related fields, with at least 3–5 years of experience in strata property management.
- Software Skills: Proficient in Microsoft Office (Word, Excel, PowerPoint) and familiar with CSS (Condo Management System).
- Regulatory Knowledge: Solid understanding of the Strata Management Act 2013 (Act 757) and strata management procedures.
