Lead specialist industrial flooring projects with CoGri Malaysia, managing technical delivery, clients, cost, quality and safety.
Job SummaryCoGri Malaysia is looking for a capable and driven Project Manager to lead the planning, coordination, and delivery of specialist industrial flooring projects across Malaysia.
This is an excellent opportunity for a construction professional who wants to move beyond general project management and develop expertise in a highly specialised technical field. You will manage projects involving high-performance concrete floors, floor preparation, floor remediation, joint works, floor grinding, QA/QC, and floor compliance requirements for industrial, logistics, warehouse, manufacturing, and specialist facilities.
As the key link between clients, consultants, main contractors, suppliers, subcontractors, and CoGri’s internal operations team, you will be responsible for ensuring that projects are delivered safely, on time, within budget, and to the required technical quality standards.

This role provides exposure to international flooring standards, specialist construction methods, technical QA/QC processes, floor flatness requirements, and close coordination with Face Consultants SEA for compliance-related surveys. Key ResponsibilitiesReview tender handover documents, contract scope, drawings, specifications, floor requirements, and technical details.
Prepare and maintain project execution plans, work programmes, casting or grinding schedules, resource plans, and procurement schedules.
Coordinate project mobilisation, site access, permits, accommodation, transport, plant, equipment, materials, and manpower requirements.
Work closely with the Construction Manager, Works Manager, Site Supervisors, suppliers, and subcontractors to align daily and weekly project priorities.
Monitor project progress against the approved programme and take corrective action where delay, risk, or site constraint is identified.
Ensure project milestones are properly planned, monitored, reported, and achieved.
Act as the main project contact for clients, main contractors, consultants, and key project stakeholders.
Manage project correspondence, meeting minutes, instructions, RFIs, technical clarifications, and formal project records.
Review contract requirements and highlight risks, exclusions, programme constraints, and commercial exposure.
Prepare and submit progress claims, variation orders, and supporting documentation.
Monitor project budgets, costs, committed expenditure, revenue, project margin, and cashflow status.
Support final account preparation and closure of outstanding commercial matters.
Review concrete flooring requirements including slab details, floor tolerances, surface regularity, flatness, abrasion resistance, joints, hardener, curing, and floor protection.
Coordinate QA/QC inspections before, during, and after works, including formwork, sub-base, reinforcement, joint layout, concrete supply, finishing, grinding, and remedial works.
Coordinate with Face Consultants SEA where floor flatness, levelness, or compliance surveys are required.
Review survey results, non-conformance reports, defects, and corrective action plans.
Ensure project quality requirements are understood, executed, recorded, and closed out properly.
Maintain final quality records and handover documentation.
Ensure project-specific safety documents, risk assessments, safe work procedures, permits, and site requirements are prepared and submitted before commencement.
Ensure site teams, subcontractors, suppliers, and other parties comply with client and company safety standards.
Review incident and near-miss reports and ensure corrective actions are properly closed.
Anticipate project risks including site access, concrete supply, weather, sequencing, site readiness, resource availability, and interface with other trades.
Escalate critical project risks to the Regional Manager in a timely manner with proposed recovery or mitigation plans.
Plan material, subcontractor, plant, equipment, and specialist resource requirements in line with project programme.
Coordinate with suppliers and concrete plants on technical, commercial, and delivery requirements.
Ensure delivery orders, timesheets, plant records, cost records, and site records are properly maintained.
Prepare project completion documents, as-built information, close-out records, handover documents, and lessons learned.
Support operational improvements and the development of standard project management procedures for CoGri Malaysia.
Diploma or Degree in Construction Management, Civil Engineering, Quantity Surveying, or a related construction field.
Minimum 5 years of construction project management experience.
Experience in concrete flooring, industrial buildings, specialist subcontract works, or technical construction packages is preferred.
Strong understanding of project planning, site coordination, contract administration, cost control, procurement, and client management.
Able to read and interpret drawings, specifications, scope of work, construction sequencing, and technical requirements.
Strong communication skills for meetings, emails, reports, technical discussions, and client correspondence.
Able to manage multiple projects, deadlines, stakeholders, commercial requirements, and site priorities in a structured manner.
Strong problem-solving ability with a practical and hands-on approach.
Able to take ownership of project delivery, commercial performance, quality compliance, and client satisfaction.
Willing to travel within Malaysia and support regional CoGri / Face Consultants SEA projects when required.
Knowledge of TR34, ASTM E1155, DIN 18202, BS 8204, ACI, floor flatness / levelness, or industrial floor QA/QC requirements.
·Experience in high-tolerance concrete floors, floor preparation, floor remediation, grinding works, joint works, or specialist industrial flooring.
CIDB Green Card, Site Safety Supervisor certification, CIDB Certified Construction Site Supervisor certification, or other relevant safety / construction certification.
Experience managing subcontractors, suppliers, concrete plants, specialist equipment, and multi-party project stakeholders.
Experience handling project claims, variation orders, cost tracking, and final account support.
The ideal candidate is a structured and commercially aware Project Manager who can balance safety, quality, time, cost, and client expectations. You should be confident in leading project teams, coordinating subcontractors and suppliers, managing project risks, and communicating professionally with clients and consultants.
