About the Role
We are looking for a hands-on, resourceful, and proactive Property Executive (Operations & Facilities) to join our growing team. This role is a unique hybrid of tenant relations, asset maintenance, and vendor coordination.
You will be given the opportunity to manage a dedicated portfolio of properties and tenants. From overseeing renovation works to conducting on-site troubleshooting and minor repairs, you will play a vital role in ensuring our properties remain in top-notch condition. If you have a strong passion for real estate and prefer a dynamic, field-oriented role over a desk-bound administrative job, we want you on our team.
Key Responsibilities
1. Facilities Maintenance & First-Line Troubleshooting
- Act as the primary operational point of contact for tenants, handling day-to-day feedback and requests.
- Conduct preliminary on-site investigations to diagnose tenant complaints, identify root causes, and apply the appropriate solutions.
- Perform minor hands-on repair work (e.g., basic fix-ups, fixture adjustments, or minor hardware replacements) when immediate, practical action is required.
- Carry out routine property inspections to proactively identify wear-and-tear or maintenance issues before they escalate.
2. Renovation & Contractor Management
- Coordinate and oversee external vendors and contractors for major repairs, unit fit-outs, and asset enhancement initiatives.
- Source quotations, evaluate vendor pricing to ensure cost-efficiency, and oversee project timelines to ensure works are completed within budget and on schedule.
- Supervise on-site contractor works to ensure quality standards and safety compliance are met.
3. Portfolio & Tenant Operations
- Assist in the end-to-end management of a designated portfolio of properties and tenants.
- Handle move-in and move-out inspections, key handovers, and coordinate unit staging or readiness.
- Support administrative workflows related to lease renewals, utility tracking, service contracts, and vendor invoicing.
Key Requirements
- Qualifications: Diploma or certification in Facilities Management, Real Estate Business, Building Services, Property Management, or equivalent fields. (Fresh graduates and career switchers with a strong passion for real estate are welcome to apply!)
- Mindset & Attitude: Highly resourceful, hands-on, and willing to get your hands dirty with practical, minor repair work rather than relying entirely on desk work.
- Communication & Interpersonal Skills: Professional in dealing with various contractors, vendors, and tenants.
- Problem-Solving Skills: Practical aptitude for troubleshooting physical building or facility issues quickly.
- Mobility: Comfortable to move across different properties within the portfolio. (Possessing a Class 3 driving license is an added advantage).
