1. Renovation & Project Supervision
- Supervise renovation, reinstatement, upgrading and improvement works across outlets and facilities.
- Monitor contractors' daily progress against the approved project timeline.
- Ensure contractors comply with approved drawings, specifications, safety requirements and company standards.
- Conduct regular site inspections and identify delays, defects, poor workmanship or non-compliance.
- Coordinate with main contractors, subcontractors, designers, consultants, landlords and relevant authorities.
- Ensure critical works are prioritized to meet outlet handover and opening deadlines.
- Track project milestones and escalate potential delays immediately to management.
- Coordinate rectification works and ensure all outstanding defects are properly closed before handover.
2. Facilities & Maintenance
- Oversee preventive and corrective maintenance for restaurant outlets, central kitchens, warehouses and office facilities.
- Monitor equipment and building conditions including air-conditioning, electrical systems, plumbing, drainage, lighting, exhaust systems, refrigeration, cold rooms and other essential facilities.
- Coordinate emergency repairs and breakdowns to minimize operational downtime.
- Establish and maintain preventive maintenance schedules.
- Follow up with contractors and service providers to ensure timely completion of maintenance works.
- Maintain proper records of equipment servicing, repairs, warranties and maintenance history.
3. Contractor & Vendor Management
- Source, coordinate and supervise contractors and maintenance vendors.
- Obtain and compare quotations where required.
- Monitor contractor performance, workmanship, response time and costs.
- Ensure contractors adhere to agreed scope, pricing and completion dates.
- Identify recurring contractor performance issues and recommend appropriate action to management.
- Verify completed works before approving or recommending payment.
4. Outlet Opening Readiness
- Support the Project and Operations teams in preparing new outlets for opening.
- Coordinate final renovation works, cleaning, equipment installation, testing and rectification.
- Conduct pre-opening site inspections and prepare outstanding-items lists.
- Ensure all facilities, equipment and infrastructure are operational before opening.
- Coordinate with Operations, Kitchen, IT, Procurement and other departments during outlet handover.
- Ensure contractors complete all outstanding works without affecting the opening schedule.
5. Cost & Budget Control
- Monitor renovation and maintenance expenses against approved budgets.
- Identify unnecessary expenditure, cost overruns and variation orders.
- Review contractor quotations and scope of work before submission to management.
- Ensure additional works are properly justified and approved before commencement.
- Highlight potential financial exposure arising from project delays, defects or contractor failures.
6. Safety, Compliance & Documentation
- Ensure safety and regulatory compliance
- Conduct safety inspections
- Maintain compliance records and documents
- Monitor permits, certifications and maintenance records
- Report incidents and follow up on corrective actions
