Prime Role

• Leader for Pre & Post ID Fit out work project assigned. Responsible on overall Project Management from the technical input during tender stage till monitoring the construction team deliverables of project, ensure a consistently high standard of work is produced in accordance with specification and quality standards through regular quality inspections with CM / PS. Able to understand fundamental of Mechanical & Electrical scope. Pre-Contract– Responsible to assist / manage during Tender / Proposal stage, inclusive proposal presentation. Post Contract- Responsible on overall Commercial & Contract, Quality, Time Frame & HSSE on site.

Budget Control

• Pre Contract
• Ability to assist commercial strategies and managing client expectation.
• Able to workout & present tender proposal.
• Able to understand tender documents and prepare technical proposal according to tender instruction.
• Post Contract
• Able to advise, propose or manage value engineering in terms of cost, methodology, scheduling, risk or defects management.
• Able to work closely with Contract Department in managing project cost inclusive dealing with client for commercial clarification, vendor claim verification & monitor material deliverable time frame (achieving additional profit margin according to the KPI).
• To manage and track on project variation and amendment, work order, site instruction etc.
• To manage project Pre and Post show for finalization of account to client with Contract Department. To manage / monitor payment claims to Client inclusive prepare necessary support document to justify the claim, assist Project Support on payment claim status.
• Justify vendor claim; Ensure it is verified appropriately.

ISO Compliance

• Maintain and manage adequate project documentation (Ensure the documentation quality / compliances produce by PM/CM); Work with PS/Docs Controller to track project team documentation compliances.
• To organize/chair Top Level Project meeting with client & consultant with strategic agenda & monitor PM/CM for appropriate minutes recorded.
• To ensure PM/CM will conduct inspection/ Test & commissioning & Handover processes inclusive handover proper documentation prior to project closure. (SIC ISO procedure have to comply at the first place first).
• To submit weekly report and updating the project status in the CCM.
• Ensuring project started with adequate permission to work / any authority permission compliances required. Official clearance to work.

On Time Delivery

• Provide planning & accelerated schedule for post project and know how to operate Microsoft project schedule & Microsoft office; Must know /able to produce comprehensive Project Schedule using Microsoft Project software.
• Able to lead and guide CM/SS & vendor prior for project deliverables. Inclusive assisting on man power planning.
• Handover On time/No late delivery of project / no respond to client, internal team, Vendors / NO LAD.
• To set internal meeting to track the team progress & update.
• Work with PD/HOD for manpower planning to down liners or vendor; able to lead or organize man power planning for vendor; To assist in Vendor Confirmation with QS
• To track and follow up collection / payment on time.

Zero Casualty

• Implementing the company OSH and rehabilitation procedures.
• Study in minimizing the risk to all working personnel in all design, fabrication and construction work activities.
• Carrying out a design review with the clients and assists in identification of further risk reduction controls measures.
• Ensure the planning and design stages of trade contractors work activities.
• Stimulating a high level of safety awareness at all times.
• Identifying and planned project safety-training needs.
• Ensuring safe equipment and plant is provided and maintained.
• Insisting on correct and safe work practices at all times.
• Assisting in the identification and preparation of safe work procedures.
• Review safety reports and inspections and initiating rectification where necessary.
• Participating in accident and incident investigations.
• Participating in safety meetings and programs.
• Monitoring compliance with safe work methods (controls).
• Teamwork with construction team and resolve technical issue on/off site.

QAQC Management

• Able to deal with PMC/consultant / Architect for Builder Tender or D&B proposal and provide technical input which comply or strategies advantages to win the tender / proposal or ongoing project.
• Monitoring CM perform standard work method statement at the project (standard work i.e. Ceiling, Partition, Carpet etc.)
• Monitoring CM able to verify specific work method statement and apply into deliverable of project (specific work i.e. Unique profile finishing)
• Able to ensure the CM/SS to deliver the project according to the contract and understand the ID fit out construction drawing and MEP drawings / scope of works.
• To organize/witness on any inspection/ Test & commissioning & Handover processes inclusive handover proper documentation prior to project closure. (SIC ISO procedure have to comply at the first place first).
• Provide Quality check on / off site. Ensure construction team quality on track. (Zero defect prior to handover)
• Quality Conscious with eye of detailing.

Project Closure Management

• Ensure project handover appropriate with official documents comply to ISO / client requirement.
• Work with QS for account finalization and monitoring final account timely.
• Monitoring final collection and tracking on the project close off payment collection; i.e. retention, building renovation deposit.
• Ensure hand over process being implemented accordingly to company / client's standard ( i.e.: key handover, operation training, as built drawing, operation manual)
• To prepare Certificate of Practical Completion at D&B project prior for handover documents submission / request CPC with client for build contract.

Managing After Sales Services

• To respond after sales services.
• Ensuring client request being respond appropriately.
• To monitor the request from regular customer / during DLP period being respond on time.
