Job Responsibilities

To manage the delivery of residential/industrial construction projects — landed housing, high-rise apartments, or integrated mixed-use developments, industrial parks, and factory fit-outs- under the Project Director. Responsible for daily site operations, sub-contractor management, quality compliance, and progress reporting for assigned residential development phases.

1. Lead day-to-day site operations for assigned residential phase - structural frame, brickwork, finishing, and M&E rough-in
2. Manage sub-contractor program through weekly lookahead schedules, gang output tracking, and manpower optimization
3. Implement QLASSIC pre-inspection preparation - coordinate snagging blitz before CIDB QLASSIC assessment
4. Process subcontractor monthly claims - value survey, certification, and payment recommendation to the Project Director
5. Coordinate with the developer's project management team - design queries, material approval, show unit preparation
6. Manage material delivery schedule - coordinate with procurement for critical materials (rebar, cement, cladding, tiles)
7. Conduct pre-handover inspections for VP units - document defect lists and mobilize rectification teams
8. Maintain DOSH green book compliance - safety committee meetings, Basic site safety plans
9. Foster a collaborative and productive team environment, motivating team members to achieve project objectives
10. Conduct post-project reviews to evaluate project success and identify areas for improvement
11. Any other ad hoc tasks given by the Superior / the Management
12. Ensures that the affairs of the project team at site are managed efficiently and properly
13. Has responsibility for the adequacy and effectiveness of the quality system
14. Has joint responsibility for the periodic review of the quality system and full responsibility for ensuring that all corrective measures emanating from management review are processed promptly

Job Requirement

• Possess Bachelor’s Degree / Professional Degree in Civil/Structural Engineering or Architecture, Building Technology, or its equivalent.
• Minimum 8 years of residential/industrial construction, with 3+ years as Senior Project Manager or equivalent
• Familiarity with Malaysian housing regulations - HDA 1966, Strata Management Act, CCC compliance
• Experience with industrialized building systems (IBS) is an advantage
• Possess Membership with the Board of Engineers Malaysia (BEM) or Institution of Engineers Malaysia (IEM)
• With QLASSIC assessment preparation experience
• PMP Certification will be an added advantage
• This role will be on Project Basis
