Key responsibilities

• Contract administration: Interpret contract terms, issue notices on time, and keep proper records.
• Subcontract and supplier agreements: Draft and negotiate subcontracts that match the main contract terms.
• Cost and commercial management: Prepare monthly claims and valuations, and track budget and cash flow.
• Variation orders (VO): Review, price, negotiate and get approval for all VOs, and keep a VO register.
• Changes to issued VOs: Track and check any revision or cancellation of an issued VO, and make sure the cost and time impact is recorded and approved.
• Drawings: Check new and revised drawings against the contract drawings, and flag changes that may lead to a VO or claim.
• Monitoring all sites: Visit and monitor all project sites, and make sure work done matches the contract scope, drawings and approved VOs.
• Final account: Agree the final sums with the client and subcontractors.
• Claims (EOT and loss and expense): Prepare and submit claims with records to support them, and assess claims received.
• Disputes: Negotiate, or go through mediation, adjudication or arbitration with legal counsel.
• Risk and compliance: Spot contract risks early and advise the team on the effect of instructions and delays.
• Procurement support: Help evaluate tenders and monitor subcontractor performance.
• Reporting and leadership: Report to management and guide QS and contract executives.

Requirements

• Education: Degree in Quantity Surveying, Construction Management or Civil Engineering.
• Experience: 10+ years in construction, including 3–5 years as contract manager or senior QS.
• Professional membership: RISM, RICS or CIOB (preferred).
• Knowledge: Standard forms of contract (PAM, JCT, FIDIC, NEC) and construction law.
• Core skills: Negotiation, claims writing, cost control and clear communication.
• Software: MS Office, CostX or Candy, and Primavera.
• Salary: Negotiable starting from RM10,000.00+

Pay: From RM10,000.00 per month
