Job Descriptions:

• Prepare and manage the annual budget for mall operations, ensuring alignment with business objectives and financial targets.
• Monitor and analyze monthly and annual financial performance against budget, identifying variances and recommending corrective actions.
• Work closely with the Mall Operations Head to drive financial performance improvements, including cash flow management and overall financial health.
• Assess and forecast key mall performance indicators, including tenant sales, footfall, rental collections, operating expenses, and operational timelines.
• Collaborate with Management on long-term investment strategies, Asset Enhancement Initiatives (AEIs), capital expenditure (CAPEX) planning, and return-on-investment (ROI) analysis.
• Monitor real estate investment performance metrics and stay abreast of market developments, providing timely insights and recommendations to Management.
• Advise Management on corporate finance matters related to mall performance, including valuation, financing, taxation, and financial sustainability.
• Ensure effective liaison and coordination with Group Finance on reporting, budgeting, and financial matters.
• Support compliance with Group policies, corporate governance standards, and internal controls.

Requirements:

• Bachelor's Degree in Accounting, Finance, Real Estate Finance, or a related discipline.
• Minimum 3-5 years of experience in Shopping Mall Finance, Retail Property Finance, or Property Asset Management.
• Hands-on experience in Asset Enhancement Initiatives (AEIs), mall expansion projects, and day-to-day mall operational finance.
• Familiarity with real estate investment principles, financial analysis, budgeting, forecasting, and CAPEX evaluation.
• Sound knowledge of corporate governance practices, compliance requirements, and internal control frameworks.
• Strong business partnering mindset with the ability to collaborate effectively with Mall Operations, Group Finance, and Management teams.
• Excellent communication, interpersonal, and stakeholder management skills.
