As the Business Development Assistant Manager at iRoom Living, you will play a pivotal role in scaling our co-living and property management portfolio across the Klang Valley. Working closely with the founders and management team, you will be responsible for identifying new market opportunities, acquiring new properties from landlords, and driving strategic B2B partnerships. This role is ideal for a proactive negotiator who understands the real estate market and is excited to help grow a portfolio from 800 units to the next major milestone.

Key Responsibilities:

1. Portfolio Expansion & Landlord Acquisition

• Identify and source potential properties (apartments, houses, or commercial lots) suitable for co-living or homestay conversion.

• Pitch iRoom Living’s property management and subletting services to property owners, investors, and developers.

• Negotiate lease terms, management contracts, and profit-sharing agreements to ensure a win-win for the company and landlords.

2. Market Research & Feasibility Analysis

• Conduct market research to identify high-demand rental areas, emerging trends, and competitor pricing within the Klang Valley.

• Calculate projected rental yields and ROI for potential new units to ensure they meet the company’s profitability benchmarks before acquisition.

3. Strategic Partnerships & B2B Sales

• Develop B2B relationships with corporate clients, local businesses, and universities for bulk room rentals or staff accommodation.

• Build a network of real estate agents, property developers, and local community groups to generate a continuous pipeline of property leads.

4. Leadership & Project Coordination

• Assist in overseeing the transition of newly acquired properties to the operations and multimedia teams for renovation (Muji-inspired setups) and marketing.

• Provide guidance and mentorship to junior sales and BD executives, helping the team hit quarterly expansion targets.
