1. Site Execution & Schedule Control
Understand and manage daily site progress against the master construction program.
Coordinate site access, manpower, tools, and material delivery for subcontractors and direct labor.
2. Technical Coordination & Drawing Management
Resolve design clashes and coordinate shop drawings between different trades, and work with the BIM drafter to solve these before bringing them to the site for installation.
Raise Requests for Information (RFIs) to the consultant/client when design discrepancies arise on-site.
Liaise with Main Contractor, Consultant, and Client on quality matters.
3. Daily Supervision & Labor Management
Directly supervise subcontractors, supervisors, foremen, and direct labor on the site floor.
Assign daily targets to installation teams.
Monitor daily manpower headcount and track labor productivity against targeted progress, including taking attendance using company apps.
Conduct daily Toolbox Talks (TBT) with the workforce before starting work, emphasizing risks specific to that day’s tasks (e.g., working at heights or confined space entry).
4. Front-Line Field Troubleshooting
Interpret shop drawings, construction drawings, and BIM for the installation crews.
Solve immediate site clashes or installation constraints on the spot. Report obstructions and delays by others through field reports using company apps.
5. Material Logistics & Tooling at the Workface
Coordinate the daily shifting of materials from the central site store to the specific installation floors.
Ensure installation teams have the correct tools, scaffolding, and consumables (welding rods, brackets, fasteners) before work starts to eliminate idle time.
6. Progress Documentation
Maintain the Daily Site Diary/Log, documenting completed work quantities and delays using company apps for reporting, field reports, work platforms and scheduling, worker attendance, obstruction reports, and delay field reports.
Take progress photographs to serve as evidence for monthly claims and record-keeping using field report apps.
7. Quality Planning & Documentation
Prepare Project Quality Plan (PQP) for construction and HVAC works.
Develop Inspection & Test Plans (ITP) for ducting, piping, insulation, equipment installation, and testing & commissioning.
Review HVAC shop drawings, material submittals, method statements, and technical specifications.
Ensure compliance with contract requirements, consultant specifications, and local authority standards.
Maintain QA/QC documentation including checklists, inspection reports, test reports, and material approvals.
8. Material Inspection & Control
Conduct incoming material inspections.
Verify materials comply with approved submittals.
Ensure proper storage and handling of HVAC materials at the site.
Inspect materials for transit damage and ensure proper on-site storage conditions (e.g., proper capping and elevation of chilled water pipes).
9. Progress Quality Monitoring
Monitor HVAC installation works.
Ensure proper supports, hangers, and vibration isolators are installed.
Verify slope, clearance, and routing comply with approved drawings.
Conduct daily site inspections and prepare reports.
10. Site Inspections & Testing Witnessing
Issue and execute Work Inspection Requests (WIR) and Material Inspection Requests (MIR).
Witness critical static tests, including hydrostatic pressure testing for chilled water pipework, duct leakage testing (DW/143 or SMACNA), and weld non-destructive testing (NDT/Radiography).
11. Non-Conformance Management
Identify site deviations, issue Non-Conformance Reports (NCRs), and track corrective and preventive actions (CAPA) to closure.
Manage the project Punch List (Snag List) during the closing phases of construction.
12. Meeting
Prepare documents for inspection by authorities (if required).
Support consultant inspections and site walk-throughs.
Attend Project Meetings, Schedule, QA/QC, commissioning meetings, and other related meetings, and report daily field reports using company apps.
13. Commissioning Planning & Strategy
Develop the Commissioning Plan, testing scripts, and sequential checklists (Pre-commissioning, Functional, and Performance testing).
Coordinate the lockout-tagout (LOTO) and energization schedules with the site team.
14. Pre-Commissioning (Static Verification)
Conduct visual inspections to ensure equipment is ready for power (e.g., checking fan rotation, pump alignment, cleanliness of water loops/flushing completion).
Verify that static testing (by QA/QC) is 100% complete with T&C forms.
15. Testing and Commissioning
Witness pressure testing for refrigerant and chilled water piping.
Ensure flushing and chemical cleaning of the chilled water system.
Witness air balancing and water balancing.
Ensure control system and thermostat calibration.
16. Functional Performance Testing (Dynamic Verification)
PFT (Pre-Functional Testing): Verify that the HVAC equipment is energized, fans rotate the right way, and sensors are calibrated.
Execute functional tests on equipment: chillers, Air Handling Units (AHUs), pumps, and variable speed drives (VSDs).
Witness and log Testing, Adjusting, and Balancing (TAB) for air and water systems.
Test integrated system operations, specifically BMS (Building Management System) controls, interlocks, cause-and-effect matrices, and emergency fail-safes (e.g., fire alarm shutdowns).
17. Handover & Integrated Systems Testing (IST)
Lead the Integrated Systems Test / Black Start testing (critical for data centers or high-spec facilities).
Compile the final Commissioning Report and oversee the training of the client’s operations and maintenance (O&M) team.
Prepare and compile T&C reports for submission.
18. Handover Documents
Compile as-built drawings for the HVAC system.
Prepare O&M manual submission.
Ensure warranty documents and material certificates are complete.
