Our client is a major regional property developer and investor. They are looking for a Property Manager for the next phrase of their business. They are located at Central of Singapore– easily accessible.
Duties
Property Operations Management – Oversee daily building operations, ensuring cleanliness, safety, presentation and service standards are consistently maintained.
Vendor & Contract Management – Manage outsourced building service providers, establish SLAs and KPIs, and conduct regular performance reviews to ensure service quality and value.
Tender & Procurement Management – Lead tender exercises, contract negotiations and procurement activities, evaluating quotations and proposals for cost effectiveness.
In-house Team Leadership – Recruit, lead and develop in-house security and cleaning teams, fostering accountability, service excellence and continuous improvement.
Budgeting & Cost Control – Prepare annual operating budgets and forecasts, monitor operating expenses, conduct variance analysis and identify cost-saving opportunities.
Financial Reporting & Analysis – Review monthly financial reports, track expenditure and support management in preparing financial reports, presentations and business cases.
Compliance, Risk & Safety Management – Ensure compliance with statutory requirements, regulatory standards and company policies, while managing incidents, investigations and risk mitigation measures.
Operational Excellence & Governance – Develop and implement operational policies, SOPs and governance frameworks, conduct regular inspections and audits, and drive continuous improvement initiatives across building operations.
Requirements
Diploma in Property Management, Real Estate, Building Management, Facilities Management, Engineering, Business or related disciplines with at least 3 years of relevant experience in commercial property management.
Proven experience managing security, cleaning and maintenance service providers.
Experience in budgeting, financial analysis and cost management.
Prior involvement in setting up, transforming or insourcing security and cleaning functions will be highly advantageous.
