We are looking for a Senior Executive – Property & Asset Management to oversee and manage the company’s property portfolio, including property sales, leasing, documentation, licensing, and day-to-day property management. The role will ensure that the company’s properties are properly managed, compliant with relevant requirements, and effectively utilized to maximize value.
Key Responsibilities
- Manage the company’s property portfolio, including industrial, commercial, residential and other properties, as assigned.
- Manage property sales, leasing and rental activities, including identifying potential buyers/tenants, coordinating viewings, negotiating commercial terms and following up on transactions.
- Coordinate the preparation, review and execution of tenancy agreements, sale & purchase documents, renewal documents and other property-related agreements.
- Ensure all property-related licenses, permits, approvals, registrations and statutory documentation are properly maintained and renewed within the required timelines.
- Maintain accurate and up-to-date records of the company’s properties, including ownership details, tenancy status, rental information, agreements, licenses, approvals and related documents.
- Monitor rental collections, deposits, tenancy renewals, lease expiries and other contractual matters.
- Coordinate with relevant government authorities, local councils, lawyers, valuers, agents, consultants and other external parties on property-related matters.
- Oversee the day-to-day management and maintenance of company properties, including coordinating repairs, maintenance works, contractors and service providers.
- Conduct regular property inspections and follow up on issues related to building condition, safety, cleanliness, maintenance and compliance.
- Support property valuation, acquisition, disposal and other property-related exercises when required.
- Monitor property-related costs and assist in preparing budgets, reports and management updates.
- Identify opportunities to maximize property utilization and rental/sales value.
- Ensure all property management activities comply with applicable laws, regulations, company policies and statutory requirements.
- Maintain proper documentation and provide regular reports on the status, utilization, tenancy and financial performance of the company’s properties.
- Perform other property-related duties and projects as assigned by management.
Requirements
- Bachelor’s Degree/Diploma in Property Management, Real Estate, Business Administration, Estate Management or a related field.
- Minimum 3–5 years of relevant experience in property management, property administration, real estate or a similar role.
- Good knowledge of property sales, leasing, tenancy and property documentation.
- Familiar with relevant property-related licenses, permits, approvals and statutory requirements.
- Experience in managing commercial/industrial properties will be an added advantage.
- Good understanding of building maintenance and coordination with contractors and service providers.
- Strong negotiation, communication and stakeholder management skills.
- Good organizational skills with the ability to manage multiple properties and deadlines.
- Proficient in Microsoft Office and comfortable working with property records and reports.
