Role Summary
The Construction Manager leads the civil, structural and architectural (CSA) works for a hyperscale data centre development in Selangor, from piling to building envelope and fit-out. The role delivers the CSA scope on programme, within budget and to the quality that a mission-critical facility demands, and coordinates closely with the M&E team so that the shell is ready for critical systems installation.
Key Responsibilities
- Plan, direct and monitor all CSA works on site, including earthworks, piling, foundations, structural frame, slabs, roofing, façade and internal finishes.
- Manage subcontractors and suppliers: tender evaluation, appointment, performance monitoring and payment certification.
- Deliver the CSA programme and look-ahead plans; track progress against baseline and recover delays.
- Control floor flatness and levelness, slab loading, waterproofing, fire-rated compartments, raised-floor zones and roof drainage, which are critical in data halls.
- Coordinate interfaces with M&E, fire protection, security and specialist contractors, including builder's work, trenches, cable routes, plant platforms and equipment delivery routes.
- Implement the quality plan: inspection and test plans, material approvals, mock-ups, NCRs and rectification tracking.
- Enforce safety, health and environmental requirements under OSHA 1994, CIDB regulations and the client's EHS standards; lead toolbox talks, audits and incident investigations.
- Manage cost: budget control, variation orders, progress claims, cost-to-complete forecasts and final account support.
- Manage statutory and authority submissions with the Consultants, including those for CCC.
- Manage handover: pre-handover inspections, defect rectification, as-built drawings and O&M documentation.
- Lead site meetings and report progress, risks and costs to the senior management and the client.
Requirements
- Minimum Degree in Civil/Structural Engineering, Architecture, Building Technology or Construction Management.
- At least 8 years in construction, including managing CSA works on data centre or other mission-critical projects (hyperscale, semiconductor, hospital).
- Proven delivery of large-scale, fast-track projects with multiple trade packages.
- Knowledge of Malaysian Standards, CIDB requirements and contract forms.
- Familiarity with data centre construction standards and requirements, such as TIA-942 and Uptime Institute Tier criteria.
